Flat roof survey in Iwade: what you get

A flat roof leak frequently travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. If you are worried about loose or cracked edge trims and signs of deflection in the roof deck, we can find out what’s behind it, on GRP fibreglass, felt flat roofs and upstands and outlets alike.

In smaller places like Iwade, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it. From an upstairs window, look for standing water, splits and edges coming away.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Flat roofs in Iwade

The coast is about 1 mile or less from Iwade, so there is more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you own a rental within reach of Kemsley station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings such as Iwade School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

When you need someone else

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Hidden layers beneath the covering
  • Whether the deck or joists are strong enough
  • Fragile surfaces, which we don’t walk on

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

Iwade questions

How do I find out if my home in Iwade is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Iwade?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.

Does the report include photographs?

Yes. Photos are part of every report, so you can see each point for yourself.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

What happens on the day

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. With a bit of garden around a house, as there often is around Iwade, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Useful tips for Iwade property owners

Here are a few things we’d tell any owner:

  • Check from a window for ponding after heavy rain
  • Note any new marks on ceilings beneath the roof
  • Never stand on rooflights or fragile sheeting
  • Check that new brackets or units haven’t damaged the covering

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys usually lasts longer.

How the survey changes by roof type

Felt and built-up roofs

A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it is weakest.

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.

What we’re asked to look at in Iwade

Buyers often book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Things that often lead to a survey include:

  • Upstands pulling away from walls
  • A sagging deck under the covering
  • Loose or cracked edge trims
  • Blocked or damaged outlets

If you live in an older home near Church of All Saints, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
