Surveys for landlords and agents in Ley Hill

Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the survey around it.

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the roof, with photos.

Drone roof surveys for homes and businesses in Ley Hill

Our drone weighs under 250g, and we are a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and within the 120-metre limit that applies to all drones in the open category. Every flight is planned around the roof, the site and the people nearby. Before every flight, we check the airspace and the weather. Safety comes first on every visit. If you’re worried about lead work pulling away at abutments and loose ridge and hip tiles, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Ley Hill are listed or in a conservation area. A look by drone or thermal camera doesn’t touch the roof, so it is a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What a drone roof survey does not cover

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • A flight where airspace permission is refused
  • Roofs and gardens beyond the one we are surveying
  • Anything inside the loft or under the coverings

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.

Roofs we survey in Ley Hill

  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Tall and steep roofs
  • Fragile roofs
  • Large and complex roofs
  • Chimney stacks

What we do, step by step

Once we’ve finished looking, we write up our findings as a report with photos. As for time on site, most surveys take between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Older rural homes like those around Ley Hill can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We confirm whether a drone suits your roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. If the loft can be reached safely, it is checked too.
  5. The report sets out what we found, with photos and recommendations.

Getting ready for the survey

  • Tell us about parking before the day
  • Point out any leaks or damp patches
  • For flats, check roof access has been agreed

How to book

Drone roof surveys around Ley Hill

The wider area around Ley Hill has a long history of building, with Chenies Manor House about 2.7 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

If you look after a building such as Ley Hill School, a drone or thermal camera can show a large roof in a single visit.

How the survey changes by roof type

Ridges and hips

Some ridges are fixed with mortar, others with dry-fix systems. We record what we see of their condition.

Chimney stacks

The drone shows the outside of the stack, not a flue, gas or sweep inspection. We will say if a specialist is needed.

Common roof problems in Ley Hill

Height and steep pitches make close inspection risky. Three-storey houses, blocks of flats and tall commercial buildings are common examples. A drone gets close-up views from a safe position on the ground.

These are some of the problems a survey can pick up:

  • Moss building up on slopes and in gutters
  • Blocked valleys and parapet gutters
  • Chimney tops in poor condition
  • Blistered or cracked flat roof coverings

If you live in an older home near St George's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What to check before booking

  • What the survey will not cover
  • What happens after the report arrives
  • Whether the inside of the roof is included
  • How long the report takes to arrive

FAQs for Ley Hill

Are there drone restrictions around Ley Hill?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.

How do I find out if my home in Ley Hill is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

What’s the best way to book?

Simply ring 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

How quickly is the report sent?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when booking.

Does the report include photos?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.
