About our drone roof survey in Little Mill
Drones need reasonable weather. We don’t fly in high wind or heavy rain, because the drone has to stay safely under control. If the day turns out unsuitable, we’ll talk about another date. The forecast is checked ahead of the visit and again on the day. Light wind and dry weather give the clearest close-up photos. A short delay is better than a rushed flight. We survey large and complex roofs, fragile roofs and flat roofs on upper floors, and the problems we are asked to look at most are flat roofs on upper floors that hold water and slates or tiles shifted by high winds.
Older buildings in small places like Little Mill may be listed or in a conservation area. A look by drone or thermal camera does not touch the roof, so it is a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. You are welcome to ask questions while we’re there. For a village or hamlet like Little Mill, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- You give us the address so we can check the airspace.
- Where a flight restriction zone or restricted area applies, we seek permission first.
- Before the flight, we check the conditions and the take-off spot.
- The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
- Your report arrives by email, with close-up photos and recommendations.
Before we arrive
- Agree roof access with the managing agent if it is shared
- Let us know where we can park nearby
- Have any paperwork from past roof work to hand

FAQs for Little Mill
Is my home in Little Mill listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Are there drone restrictions around Little Mill?
It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.
How long is the visit?
Most surveys take about one to two hours at a house, including the airspace and weather checks before take-off. We will confirm the timing when you book.
Will you walk on the roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.
Do you need to get into the loft?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Can you survey in bad weather?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.
Drones, thermal imaging and Little Mill roofs
The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.
For site and facilities teams at buildings such as East Peckham Primary School, a view from above covers a wide roof far faster than walking it. Take an older house close to Church of the Holy Trinity: older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. With Old Soar Manor about 4.4 miles north-west, the area around Little Mill has a long history. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.

What a drone roof survey doesn’t cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Roofs and gardens beyond the one we’re surveying
- A structural engineer’s report
- Flying in a flight restriction zone without the airport’s permission

DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Leave it or get it looked at?
From the ground, you are guessing about most of a tall roof. Close-up photos show what’s really there, slope by slope. Seeing the problem makes it easier to decide what to do. Outbuildings and barns around Little Mill are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the price for your roof before booking.
