Drone roof survey in Snoll Hatch

The weather decides whether a drone can fly. Strong wind or a downpour rules out a flight, because the drone has to stay safely under control. If the day turns out unsuitable, we’ll talk about another date. We check the forecast before the visit and again on site. Light wind and dry weather give the clearest close-up photos. A short delay is better than a rushed flight. We survey tall and steep roofs, large and complex roofs and chimney stacks, and the problems we are asked to look at most are chimney tops in poor condition and cracked slates and tiles out of sight from below.

Older buildings in small places like Snoll Hatch may be listed or in a conservation area. A look from the air or with a thermal camera doesn’t touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Practical tips

Most of what helps is simple and safe from the ground. Our suggestions:

  • A word with neighbours beforehand helps
  • Let us know what you want to see
  • Clear a spot on the drive or lawn
  • Give us the full address so we can check the airspace

The report gives any roofer you ask to quote a clear brief. They’ll see exactly where each defect is.

Check the loft now and then, with care and a good torch. A drone sees the outside, but the loft shows leaks and condensation from below. Photograph anything new.

Snoll Hatch questions

Can you fly a drone over a roof in Snoll Hatch?

Typically it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in high wind or heavy rain.

How do I find out if my home in Snoll Hatch is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Does the report include photos?

Yes. The report includes photographs of what we found.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

What happens next?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

What we cannot see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Whether the roof structure meets design loads
  • Flights in strong wind or a downpour
  • Flying in a flight restriction zone without the airport’s permission

If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Tall and steep roofs
  • Valleys and parapet gutters
  • Flat roofs on upper floors
  • Large and complex roofs
  • Fragile roofs
  • Chimney stacks

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Why act early in Snoll Hatch

Planning roof work without seeing the roof is a gamble. You get photographs of every part we can see, with recommendations prioritised by urgency where relevant. You can tackle the urgent items first. In a small place like Snoll Hatch, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices start from £400, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Why us?

  • More than 5,000 surveys completed
  • A photo-illustrated written report
  • More than 20 years surveying roofs
  • Weekday and weekend surveys

Flying and imaging in Snoll Hatch

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.

Take a building like East Peckham Primary School: big roofs are where close-up aerial shots and thermal images show the most at once. If your house is among the older ones in the streets near Church of the Holy Trinity, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Old Soar Manor lies about 4.5 miles north-west, so building around Snoll Hatch goes back a long way. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.

Snoll Hatch is about 5 miles east of Tonbridge, in Kent. Anywhere in Snoll Hatch, we can come and survey your property. Across Kent, we cover Snoll Hatch. Maidstone is in our area too.

Landlords, agents and block managers in Snoll Hatch

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Older roofs in small places like Snoll Hatch can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with the address and what you’d like checked.
  2. Airspace restrictions are checked and permission sought where needed.
  3. We assess the conditions and the take-off spot first.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. You receive a written report with the photos and our recommendations.

Before we arrive

  • Clear the way to the loft hatch
  • If the roof is shared, arrange access with whoever manages the building
  • Buyers: confirm access with the estate agent or seller
