A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
How a drone roof survey works in Hale Street
We fly a sub-250g drone, and we hold a CAA Flyer ID and Operator ID. It stays within sight for the whole flight, and within the 120-metre limit that applies to all drones in the open category. Every flight is planned around the roof, the site and the people nearby. Airspace and weather are checked before every flight. Safety comes first on every visit. We survey fragile roofs, valleys and parapet gutters and large and complex roofs, and people most frequently book us about cracked mortar along the ridge and plant growth and moss on the roof.
Older buildings in small places like Hale Street may be listed or in a conservation area. A look by drone or thermal camera doesn’t touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Drones, thermal imaging and Hale Street roofs
Before any flight, we check the Drone Safety Map for airspace restrictions. About 4.4 miles north-west lies Old Soar Manor, a reminder of how long the area around Hale Street has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near Church of the Holy Trinity, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. Anyone responsible for a site like East Peckham Primary School will know that thermal images can show where wet insulation sits under a big flat roof.

Prices for drone roof surveys in Hale Street
What a survey costs depends on the time and equipment it needs. The main factors are:
- How big the roof is
- Height and safe access
- The type of building, from a house to a block or an office
- Extra roofs, like extensions, dormers or garages
Drone roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.
What we need to know
A few details help us recommend the right survey and price. When you contact us, tell us:
- Whether there’s a loft hatch, a shared roof or tricky access
- The type of building and roof, such as pitched or flat
- Pictures from the garden or a window, if you have them
- Your timetable, such as an exchange date
You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or use the contact form.
When you need someone else
A survey is a careful look at the roof, but it can’t do everything. Its limits include:
- Close-up photos of next door’s property
- A flight where airspace permission is refused
- Whether the roof structure meets design loads
If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

Hale Street: your questions answered
Is Hale Street within the area you cover?
Yes. Hale Street is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
Is drone flying allowed in Hale Street?
Normally it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in high wind or heavy rain.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.
Is it a structural engineer’s report?
No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How soon will I get the report?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when you book.
How long does the survey take?
It normally takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. You will then get the report by email.
Should I look at the roof myself first?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
The survey, step by step
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Around Hale Street, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- We start by checking the airspace and any restrictions at your address.
- If permission is needed, we ask for it ahead of the visit.
- Before the flight, we check the conditions and the take-off spot.
- The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
- You receive a written report with photos and recommendations.
Before we arrive
- If you’re buying, let the agent know when we’re coming
- Make a note of anything you’d like us to look at
- Mention any parking restrictions on your street

Tips from our surveys
Nothing here needs a ladder. A few suggestions:
- Let us know about any leaks or concerns
- Clear a spot on the drive or lawn
- Share the postcode so we can check for restrictions
- Allow time for permission if you’re in a flight restriction zone
With the Premium Survey, the report arrives the same day. Drone photos are included where we could fly, alongside the other checks in the package.
Look at the roof from the ground after strong winds. Debris in the garden is a sign to act on. A drone survey can show what has shifted.
