Flat Roof Survey in Snoll Hatch
Independent flat roof surveys in Snoll Hatch. More than 5,000 surveys completed across London and South East England.
- Blocked or damaged outlets
- Loose or cracked edge trims
- Leaks around rooflights
How the survey changes by roof type
GRP fibreglass
GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.
Rooflights and upstands
Upstands at walls and parapets need to stay watertight as the building moves. We look for splits, gaps and failed flashings over the top.
How a flat roof survey works in Snoll Hatch
We inspect a flat roof from wherever it can safely be seen: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. We survey upstands and outlets, EPDM rubber and GRP fibreglass, and people most often book us about ponding water that doesn’t drain away and edge trims that have lifted or split.
Flat roofs on exposed homes in small places like Snoll Hatch take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Why act early in Snoll Hatch
A small split in a flat roof is usually a modest job when it’s found early. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. Where a roof is exposed, as many are in small places like Snoll Hatch, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

How the survey works
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes between one and two hours at most homes, and longer for a large or complex roof. Cottages and farmhouses around Snoll Hatch often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from the ground, from windows and from the roof where it is safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
Before we arrive
- Move anything stored under the loft hatch
- If it isn’t your property yet, arrange access through the agent
- Leave side gates unlocked

Tips from our surveys
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:
- Treat rooflights and old sheeting as fragile
- Plan a survey before the covering reaches the end of its usual life
- Check that new brackets or units haven’t damaged the covering
- Check the outlets after the leaves fall
For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.
Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.

Flat roof surveys in Snoll Hatch: local notes
Historic houses like Old Soar Manor, about 4.5 miles north-west, show how far back building in the area around Snoll Hatch goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
For site and facilities teams at buildings such as East Peckham Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Beltring station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you live in an older home near Church of the Holy Trinity, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Questions from Snoll Hatch
Do you carry out roof surveys in Snoll Hatch?
We do. The survey and report are the same in Snoll Hatch as anywhere else, and visits run on weekdays and weekends.
Does a conservation area affect roof work in Snoll Hatch?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you check flat roofs for asbestos?
Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.
Can you survey any kind of flat roof?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.
Does someone need to be in?
Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
What happens after the survey?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.
