How a gutter survey works in Snoll Hatch

Some gutters are easy to see from the street but lots of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them, from the ground, from windows, from the roof space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. We survey eaves gutters, parapet and box gutters and outlets and hoppers, and people most often book us about leaks at the gutter joints and valley or box gutters that overflow inside.

In a village or hamlet like Snoll Hatch, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • The inside of a downpipe along its whole length
  • What’s behind fascias and inside walls
  • Gutters out of sight from each safe vantage point

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. The full list of what we check.

What this survey covers

  • Fascias and soffits
  • Outlets and hoppers
  • Valley gutters
  • Parapet and box gutters
  • Eaves gutters
  • Downpipes

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It usually takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a hamlet or village like Snoll Hatch, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • Have any paperwork from past roof work to hand

What a gutter survey looks like in Snoll Hatch

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first. Old Soar Manor, about 4.5 miles north-west, is one of the historic houses in the wider area around Snoll Hatch. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Beltring station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. The streets around a church such as Church of the Holy Trinity are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

FAQs for Snoll Hatch

Can a landlord with a rental near Beltring station book a roof survey?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or use the contact form with the details.

Will you come out to Snoll Hatch?

Yes, Snoll Hatch is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How much time does the visit need?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Do you climb onto every roof?

Only where it’s safe to do so. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Do you need a gutter survey in Snoll Hatch?

Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

Typical things we’re asked to look at include:

  • Water backing up from a hidden gutter
  • Joints that drip after rain
  • Hoppers and outlets full of debris
  • Leaves and moss blocking gutters

Take a building like East Peckham Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Choosing a roof surveyor

  • Is there a chance to talk the report through?
  • Is VAT included in the price?
  • What’s outside the scope of the survey
  • Their drone registration, if they fly one

What’s in a roof survey

Surveys for landlords and agents in Snoll Hatch

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on any day of the week, which helps when tenants work during the week.

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Watch the gutters during heavy rain
  • Ask for valleys and parapet gutters to be cleared too
  • Check downpipe clips are holding
  • Do not climb a ladder to look in the gutters

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email once it’s done.

Deal with drips, sags and loose downpipes early. Left alone, they typically grow and spilled water harms brickwork and woodwork.

Why act early in Snoll Hatch

A blocked valley or parapet gutter doesn’t spill harmlessly. It can overflow into the building, often in the heaviest rain. Having them checked before autumn and winter makes sense. For an older or listed building in a place like Snoll Hatch, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
