About our gutter survey in Branbridges
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a report with photos. We survey parapet and box gutters, downpipes and outlets and hoppers, and people most often book us about leaves and moss blocking gutters and water spilling over the gutter edge.
Older buildings in small places like Branbridges may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
Where we can’t see part of the gutter, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Can I check my roof myself?
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Local roofs in Branbridges
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. With Old Soar Manor about 4.9 miles north-west, Branbridges sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If you own a rental within reach of Beltring station, a dated record of the roof is useful when planning maintenance across a let. Take an older house close to Church of the Holy Trinity: its chimney, valleys and lead work are likely to be the parts that need attention first.

Honest limits
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Gutters out of sight from each safe vantage point
- Underground drains, which need a CCTV drain survey
- What’s hidden inside a downpipe
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.
What we look at
- Parapet and box gutters
- Downpipes
- Valley gutters
- Eaves gutters
- Fascias and soffits
- Outlets and hoppers
Signs you need a gutter survey in Branbridges
Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.
We’re often asked to look at:
- Gutters overflowing in heavy rain
- Hoppers and outlets full of debris
- Soffits marked by water
- Cracked or loose downpipes
If you look after a building like East Peckham Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Choosing a roof surveyor
- How much experience they have with roofs like yours
- What happens after the report arrives
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- How long the report takes to arrive
What we do, step by step
Once we’ve finished looking, we write up our findings as a written report with photographs, emailed to you. As for time on site, most surveys take about one to two hours at most homes; commercial roofs usually need 3–4 hours. Older roofs in small places like Branbridges can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We check hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Getting ready for the survey
- Show us where any leaks or stains appear
- Keep pets out of the way during the survey
- Mention any parking restrictions on your street

Questions from Branbridges
Is Branbridges within the area you cover?
Yes. Branbridges is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.
I let a flat near Beltring station. Can you check the roof?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Is a Saturday or Sunday visit possible?
Yes. We survey on weekdays and at weekends. Just call 07833 053749 or drop us an email to arrange a day.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
How experienced are you?
More than 5,000 surveys over 20+ years.
How long will you be on site?
Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Before and after the survey
Here are a few things we’d tell any owner, before and after a survey:
- Watch the gutters during heavy rain
- Look for green streaks or damp patches on walls
- Check from the ground or a window, not a ladder
- Include valley, parapet and box gutters when clearing
If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
What affects the cost of gutter surveys
Our packages start from £150, with VAT included. The price for your roof depends on:
- Commercial roofs and larger buildings
- Which survey package you book
- How tall the building is and how easy the roof is to see
- Features like valleys, chimneys, dormers and parapets
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.
