Drone roof surveys near Mile Oak

Drone roof surveys for homes and businesses in Mile Oak

A drone shows the outside of a roof very well, but it can’t see under the coverings or into the loft. Where there is safe access, we look in the loft space too, because the underside tells its own story. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. If there’s no safe loft access, the report says so. We survey valleys and parapet gutters, large and complex roofs and fragile roofs, and the problems we are asked to look at most are plant growth and moss on the roof and gaps where slates or tiles have gone.

In a small place like Mile Oak, open ground can mean strong wind. A small drone cannot fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Drones, thermal imaging and Mile Oak roofs

The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

Take a building like Mascalls School: a view from above covers a wide roof far faster than walking it. For an older house near a landmark such as St Andrew's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Mile Oak is about 6 miles east of Tonbridge, in Kent. Surveys in Mile Oak work the same way as everywhere we cover: a careful inspection, photos and a written report. We cover towns and villages across Kent, from the larger towns to small villages. We also survey roofs in Maidstone.

We work across the TN12 postcode area for drone roof surveys. Streets in the area include Mile Oak Road, Mascall's Court Lane and Mascall's Court Road, all of which we cover. DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What happens on the day

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Rural addresses near Mile Oak can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First, we check whether a drone is the right tool.
  2. A date is fixed, with a fallback in case the weather turns.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. If the loft can be reached safely, it is checked too.
  5. Everything is written up, with the aerial photos and our advice.

Getting ready for the survey

  • Keep pets in another room
  • Let us know about any leaks, stains or damp patches you know of
  • Leave a clear route to the loft

Questions from Mile Oak

Is Mile Oak within the area you cover?

Yes, Mile Oak is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Mile Oak?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you take photos of the roof?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

How much does a drone roof survey cost in Mile Oak?

Drone roof survey starts from £400, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Can the drone do thermal imaging?

Our drone takes close-up photographs of the roof. Thermal imaging is carried out separately, and it’s part of the Premium Survey.

How we price drone roof surveys

All our prices include VAT. The things that change the price are:

  • The number of roofs, including extensions and garages
  • The shape of the roof and its details
  • How big the roof is
  • If the survey needs thermal imaging or a drone

Prices quoted always include VAT, and the written report is part of the package. Our price is from £400, including VAT. Size, height and access decide where your roof falls.

What to tell us when you get in touch

Before you get in touch, it’s useful to have:

  • The property’s address and postcode
  • What made you get in touch
  • Dates you are working to, like exchange
  • Whether there’s a loft hatch, a shared roof or tricky access

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or send us an email.

When you need someone else

A survey is a careful look at the roof, but it cannot do everything. The main limits are:

  • Whether the roof structure meets design loads
  • Flying in a flight restriction zone without the airport’s permission
  • What’s under the slates, tiles or felt

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. The full list of what we check.

What we look for on each type of roof

Steep slate and tile slopes

On slate roofs, slipped slates often point to corroded nails. Close-up photos show how widespread it is.
