Independent drone roof surveys in Minsted

Drone roof surveys for homes and businesses in Minsted

Some roofs are hard or unsafe to reach. A drone takes close-up photographs of those roofs from the air. It shows coverings, ridges, chimneys, valleys and gutters clearly, including slopes that cannot be seen from the street. The photos go into a written report. It is also a good option where walking on the roof could break slates or tiles. Where a flight isn’t possible, we explain why. We are often asked to look into worn lead at chimneys and walls and cracked slates and tiles out of sight from below, across large and complex roofs, flat roofs on upper floors and valleys and parapet gutters.

Somewhere as small as Minsted, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • The roof’s overall size
  • Whether thermal imaging or a drone is needed
  • The height of the building and how the roof can be seen safely
  • Extensions, dormers and garages with roofs of their own

All our prices include VAT. Prices start from £400, including VAT. You’ll know the exact price before booking.

What we need to know

You don’t need to know any roofing terms. It is enough to tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Your timetable, such as an exchange date
  • The property’s address and postcode
  • How the loft is reached, if there is one

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. Older rural homes like those around Minsted can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. You give us the address so we can check the airspace.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. On the day, we check the weather and the site before flying.
  4. The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
  5. You receive a written report with photos and recommendations.

Before the survey

  • Clear the way to the loft hatch
  • Find any records of previous roof work
  • Leave side gates unlocked

For landlords and managing agents

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the roof, with photos.

Different roofs, different checks

Chimney stacks

The top of a stack is typically out of view. Close-up photos show the pots, flaunching, pointing and flashings, so cracks and gaps are clear.

Ridges and hips

The ridge takes wind from both sides. From above, we can see loose ridges and missing mortar.

FAQs for Minsted

Do you cover smaller places like Minsted?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

How do I find out if my home in Minsted is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can you survey at the weekend?

We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or drop us an email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

What’s in the report?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

Is your drone operator registered?

Yes. We’re a CAA-registered drone operator, with a Flyer ID and an Operator ID. We fly a sub-250g drone and follow the drone code.

Common roof problems in Minsted

Parapet gutters, box gutters and central valleys sit out of sight. Leaves, silt and plant growth build up unseen, until it causes a leak inside. A drone shows them clearly from above.

Problems we come across frequently include:

  • Moss building up on slopes and in gutters
  • Lead work pulling away at abutments
  • Chimney tops in poor condition
  • Hidden gutters full of leaves

Take a building like Stedham Primary School: thermal images can show where wet insulation sits under a big flat roof.

Choosing a roof surveyor

  • Will they check the loft as well as the outside?
  • Their report turnaround times
  • Is there a chance to talk the report through?
  • What the survey will not cover

What to expect from a roof survey

Practical tips

These tips come from what we see on roofs every week:

  • Be ready to move the date if the weather turns
  • Let us know what you want to see
  • A word with neighbours beforehand helps
  • Clear a spot on the drive or lawn

If you need work done, roofers can work from the photos. They’ll see exactly where each defect is, so their quotes cover the same ground.

Have high or hard-to-reach roofs surveyed every few years. Regular photos make changes easy to spot, and early repairs keep water out.

Flying and imaging in Minsted

Before any flight, we check the Drone Safety Map for airspace restrictions. About 2.1 miles east lies Cowdray House, a reminder of how long the area around Minsted has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

If you own one of the older houses in the streets near The Parish Church of St James, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.
