Northaw: your questions answered
Is my home in Northaw listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Is Northaw within the area you cover?
Yes, Northaw is covered. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you hold CAA registration for the drone?
Yes. We are a CAA-registered drone operator, with a Flyer ID and an Operator ID. We fly a sub-250g drone and keep it in sight at all times.
Do you take photos of the roof?
Yes. We photograph the roof as we go, and the report uses them to show each finding.
How long does the visit take?
Allow between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. We’ll give you an idea of timing as you book.
Does the weather affect a drone survey?
Bad weather means no flight. Wind and heavy rain are the two things that ground a small drone, so a new date is agreed with you.
Drone roof survey in Northaw
Tall, steep, large or fragile roofs cannot always be inspected up close. A drone takes close-up photographs of those roofs from the air. It shows coverings, ridges, chimneys, valleys and gutters clearly, including slopes that can’t be seen from the street. Everything we find goes into a report with photos. It’s also a good option where walking on the roof could break slates or tiles. Where a flight is not possible, we explain why. If you are worried about chimney tops in poor condition and vegetation in valleys and gutters, a survey will tell you what’s going on.
Somewhere as small as Northaw, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

When to book a survey in Northaw
Parapet gutters, box gutters and central valleys sit out of sight. Debris collects where nobody looks, until it causes a leak inside. A drone shows them clearly from above.
A survey can pick up problems such as:
- Cracked flaunching or loose chimney pots
- Ridge and hip pieces working loose
- Moss building up on slopes and in gutters
- Slipped or missing slates on a high roof
For an older house near a landmark such as Parish Church of St Thomas A Becket, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
What to check before booking
- Whether the inside of the roof is included
- Is VAT included in the price?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What insurance they carry
Rented homes, blocks and businesses
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Practical tips
Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Tips:
- A word with neighbours beforehand helps
- Be ready to move the date if the weather turns
- Make sure the loft can be reached
- Tell us the exact address as you book
Your report arrives by email, including the close-up photos taken by the drone. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.
Look at the roof from the ground after strong winds. Debris in the garden is a sign to act on. A drone can show exactly what has moved.
Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- Close-up photos of next door’s property
- Flying in a flight restriction zone without the airport’s permission
- What’s under the slates, tiles or felt
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.

How the survey changes by roof type
Valleys and parapet gutters
Blocked outlets in hidden gutters cause many leaks. We check outlets and photograph any build-up.
Chimney stacks
The top of a stack is normally out of view. Close-up photos show the pots, flaunching, pointing and flashings, so cracks and gaps are clear.

Drones, thermal imaging and Northaw roofs
We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. The wider area around Northaw has a long history of building, with Wyllyotts Manor about 2.1 miles west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
For site and facilities teams at buildings such as Northaw Church of England Primary School, thermal images can show where wet insulation sits under a big flat roof.

The survey, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take roughly 1–2 hours at most homes, and longer for a large or complex roof. For a village or hamlet like Northaw, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- First comes the address, plus a note of what worries you about the roof.
- We check the airspace and seek any permission needed.
- Before take-off, the wind, the weather and the launch spot are looked at.
- We fly the sub-250g drone close to the roof and photograph each area.
- The findings, photos and recommendations reach you by email.
Getting ready for the survey
- Let us know where we can park nearby
- Dig out any old roof reports or invoices
- Have keys ready for side gates, garages or roof access doors
