Drone roof survey in Sandway: what you get
A drone can see more than your roof, so we take care. We keep the camera on the roof we are surveying, not on neighbouring homes and gardens. If your roof is joined to a neighbour’s, it is worth letting them know about the visit. We inspect only what the owner has asked us to. Each flight is kept short and stays focused on the roof we are there to survey. Common reasons to book are flashings that have come away and ridge pieces that have lifted, across tall and steep roofs, fragile roofs and valleys and parapet gutters.
Some older homes in villages like Sandway are listed or in a conservation area. A look by drone or thermal camera doesn’t touch the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Landlords, agents and block managers in Sandway
Letting agents can arrange access with tenants, at a time agreed beforehand. We survey seven days a week, which can make access easier.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
Drone roof surveys in Sandway: local notes
Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Historic houses like Leeds Castle, about 3.3 miles north-west, show how far back building in the area around Sandway goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.
If you own one of the older houses in the streets near St Mary's Church, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. If you look after a building like Platts Heath Primary School, thermal images can show where wet insulation sits under a big flat roof.

What we look for on each type of roof
Ridges and hips
Ridges and hips are the most exposed parts of a pitched roof. From above, we can see loose ridges and missing mortar.
Flat roofs on tall buildings
Flat roofs on tall buildings are often seen by nobody. A drone shows ponding, splits, blisters and worn upstands.
What we do, step by step
Every roof is different; as a rough guide, the survey takes about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. If you have questions on the day, just ask. Cottages and farmhouses around Sandway often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- We start by checking the airspace and any restrictions at your address.
- If permission is needed, we ask for it ahead of the visit.
- On the day, we check the weather and the site before flying.
- The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
- You receive a written report with photos and recommendations.
Before the survey
- Mention any parking restrictions on your street
- Leave side gates unlocked
- Agree roof access with the managing agent if it’s shared

Related advice
Sandway: your questions answered
Do you cover smaller places like Sandway?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Is drone flying allowed in Sandway?
Typically it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first. A small drone can’t fly safely in strong wind or a downpour.
Do you look in the loft space?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
Can you survey at the weekend?
Surveys run seven days a week. To arrange a date, phone 07833 053749 or send us an email.
Are you structural engineers?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
How fast do I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
Is this an asbestos survey?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.
When you need someone else
It is a careful look at the roof, not the whole story. Its limits include:
- What’s under the slates, tiles or felt
- Flights in high wind or heavy rain
- Roofs and gardens beyond the one we are surveying
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. The full list of what we check.
Roof types and parts we check
- Flat roofs on upper floors
- Valleys and parapet gutters
- Tall and steep roofs
- Fragile roofs
- Large and complex roofs
- Chimney stacks
Should I look at the roof myself first?
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

What affects the price in Sandway
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- The size of the roof
- Whether you choose the Basic, Standard or Premium Survey
- The shape of the roof and its details
- How tall the building is and how easy the roof is to see
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
