Drone roof surveys for homes and businesses in Twelve Oaks

The weather decides whether a drone can fly. Strong wind or heavy rain rules out a flight, because the drone has to stay safely under control. If the day turns out unsuitable, we’ll talk about another date. The forecast is checked ahead of the visit and again on the day. Light wind and dry weather give the clearest close-up photos. Waiting for a better day is better than a rushed flight. If you’ve noticed slipped or missing slates on a high roof and lifted or split lead flashings, we can find out what’s behind it, whatever the roof.

Somewhere as small as Twelve Oaks, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are looked at ahead of the visit, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

What we do, step by step

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take an hour or two for most houses, though large, tall or awkward roofs take more time. Older rural homes like those around Twelve Oaks can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We start by checking the airspace and any restrictions at your address.
  2. If permission is needed, we ask for it ahead of the visit.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. We email a written report with the photos and our recommendations.

Flying and imaging in Twelve Oaks

In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.

If your home is one of the older ones in the streets near The Parish Church of St Thomas A Becket, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Twelve Oaks is about 8 miles north of Bexhill-on-Sea, in East Sussex. We provide drone roof surveys for homes and businesses in Twelve Oaks and the surrounding area. We cover towns and villages across East Sussex, large and small. We also survey roofs in Maidstone.

Leave it or get it looked at?

A drone survey disturbs nothing on the roof. Nothing is cracked or dislodged by footsteps, so the survey does not create new problems. In a place like Twelve Oaks, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Different roofs, different checks

Flat roofs on tall buildings

Outlets, edges and roof plant are common problem areas. They’re all captured in close-up, as far as the flight allows.

Valleys and parapet gutters

Some older terraces have a butterfly roof with a valley in the middle. It’s almost impossible to see from the ground, but a drone shows it clearly.

What we’re asked to look at in Twelve Oaks

After storms, owners want to know what has moved. It is hard to tell from below what has shifted. A drone shows what has slipped, lifted or gone.

These are some of the problems a survey can pick up:

  • Cracked slates and tiles out of sight from below
  • Blistered or cracked flat roof coverings
  • Moss and weeds taking hold up top
  • Outlets choked with leaves and silt

Historic houses such as Bateman's, about 2.4 miles north-west, show how far back building around Twelve Oaks goes. Photos from the air and thermal images let an old roof be checked without anyone disturbing it.

Choosing a roof surveyor

  • Will they check the loft as well as the outside?
  • Whether any drone flown is registered with the CAA
  • Whether the price includes VAT
  • When you will get the report

What’s in a roof survey

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Honest limits

To be straight with you, a roof survey has limits:

  • Flights in strong wind or heavy rain
  • Roofs and gardens beyond the one we are surveying
  • Structural calculations (that’s a structural engineer’s job)

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. The full list of what we check.

FAQs for Twelve Oaks

Is Twelve Oaks within the area you cover?

Yes. Twelve Oaks is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

Can you fly a drone over a roof in Twelve Oaks?

The answer turns on the exact location and the conditions on the day. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Is this an asbestos survey?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How much is a survey?

Our price is from £400, including VAT. We confirm the exact price before you book. To get a price, call 07833 053749 or send us an email.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.
