How electronic leak detection works in Bandonhill

ELD can be carried out in more than one way. Low-voltage methods typically need a wet roof surface, while high-voltage testing needs a dry, exposed membrane. The right method depends on the membrane and the build-up of the roof and we explain which we’ll use. We will say if your roof does not suit either method before any testing starts. We survey commercial flat roofs, roof terraces and balconies and liquid-applied waterproofing, and people most frequently book us about leaks at pipes, outlets or fixings and repairs that haven’t stopped the leak.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. Which one is on a roof in Bandonhill shapes how it is checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

For landlords and managing agents

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run seven days a week, which helps when tenants work during the week.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Bandonhill: your questions answered

Will parking be an issue for a roof survey in Bandonhill?

Parking in Bandonhill, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Do you look at commercial flat roofs near Bandonhill, like hotels?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you will get a quote based on the building, and roof access is agreed with you ahead of the visit.

What if it rains on the day?

Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us as you book.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Different roofs, different checks

EPDM rubber roofs

EPDM rubber roofs often last 30–50 years, but can still be punctured.

Bituminous membranes

Many flat roofs use bitumen-based membranes. The build-up decides which method will work.

What affects the cost of electronic leak detection

All our prices include VAT. What changes the price is:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether thermal imaging or a drone is needed
  • Commercial roofs and larger buildings
  • How big the roof is

For a price for your roof in Bandonhill, phone 07833 053749 or drop us an email and let us know about the roof. The price is agreed before a date is set.

Booking your survey

If you can, have these to hand when you contact us:

  • Access details, like a loft hatch or a shared roof
  • Dates you are working to, like exchange
  • Where water is showing inside, if it is
  • Any photos you have, taken from ground level or a window

A quick phone call is usually the easiest start: phone 07833 053749 or email us. The price is agreed before a date is set.

Electronic leak detection in Bandonhill: local notes

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. With Addington Palace about 4 miles east, Bandonhill sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

A roof leak in a hotel or guest house around Bandonhill means lost rooms as well as repairs, so it’s worth knowing the roof’s condition. Controlled parking zones are common in London, so mention any permit rules for Bandonhill, along with any off-street space. Landlords with a home close to Waddon station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

How it works

The visit has one job: to look at the flat roof membrane as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.

  1. First, we confirm which roof areas are included.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. The report is sent for your roofer to act on.

Leave it or get it looked at?

ELD before paving, ballast or planting goes on is simpler. Covered roofs are harder to test. In Bandonhill, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.
