Electronic leak detection for Bedgrove homes and businesses

Landlord and commercial surveys in Bedgrove

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the flat roof membrane, with photographs, useful for planning maintenance.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

Electronic leak detection in Bedgrove: what you get

Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use, and some may need lifting. We’ll discuss it with you when we quote. Drawings or details of the roof’s layers are useful because they show what’s under the surface. If testing isn’t possible, we will say so. We survey flat roof membranes, roof terraces and balconies and single-ply roofs, and the problems we’re asked to look at most are new roofs to check before paving or planting and stains far from any visible defect.

Outbuildings, garden rooms and garages in places like Bedgrove frequently have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when you book. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Electronic leak detection in Bedgrove: local notes

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you live in an older home near Church of the Holy Spirit, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you look after a building like Bedgrove Infant School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Shop and office owners around Friars Square may find that the flat roofs over shops and commercial units are worth checking before a leak, not after.

What happens if roof problems are left?

Some breaches are too small to see. ELD picks up breaches a visual check might miss, on suitable membranes. With lower homes, common in places like Bedgrove, there is little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for your roof before booking.

  • An independent look at the roof

Take a look at how roof surveys are priced and our case studies.

Before and after the survey

From years of surveys, a few habits stand out:

  • Keep a note of leaks after rain
  • Limit access to the roof
  • Have roof specifications to hand
  • Act on new leaks promptly

If water has been getting in, insulation under the membrane may be wet. Your roofer can advise on that and other checks can help judge it.

Keep people off the flat roof unless they need to be there. Many breaches come from foot traffic.

Your questions about electronic leak detection in Bedgrove

Do you cover smaller places like Bedgrove?

Yes, Bedgrove is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you carry out roof surveys in Bedgrove?

Yes. We survey roofs across London and South East England, and Bedgrove is part of that. You can ring 07833 053749 or email us with the address and some details, and we’ll talk through which survey suits.

Will you walk on the roof?

Only where it’s safe to do so. We inspect what can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

What we do, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and anything we cannot see is noted in the report. The survey usually takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. With a bit of garden around a house, as there often is around Bedgrove, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The testing method is chosen to suit the membrane and build-up.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. The breaches are recorded with photographs in a report for your roofer.

Before the survey

  • Note where any stains or damp appear
  • Leave a clear route to the loft
  • For flats, check roof access has been agreed

Most bookings start with a short call: phone 07833 053749 or use the contact form and we’ll ask a few questions about the roof. You will have a price before anything is arranged.

Booking your survey

If you can, have these to hand when you contact us:

  • The style of property, from a terrace to a block
  • Pictures from the garden or a window, if you have them
  • Dates you’re working to, such as exchange
  • Where any leaks, stains or damp patches show inside

Booking is simple: just phone 07833 053749 or email us, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

How the survey changes by roof type

Single-ply membranes

Punctures from foot traffic and equipment are common on single-ply roofs. Testing helps find them.

Inverted and paved roofs

On inverted roofs, insulation sits above the membrane, which affects testing.
