Need electronic leak detection in Cambridge Heath?

What we do, step by step

After the inspection, everything we found is written up as a photo-illustrated written report, sent to you by email. On timing, most surveys take longer on a large roof than a small one, and the build-up of the roof makes a difference too. In Cambridge Heath, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. You tell us about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Electronic leak detection in Cambridge Heath: what you get

Some flat roofs can’t be tested electronically. Some membranes conduct electricity themselves and some roofs do not have a suitable layer beneath the membrane. We will say if ELD won’t work on your roof at the start. Telling us what you know about the roof’s membrane and layers helps, including drawings, specifications or the roofer’s paperwork. It avoids arranging a test that can’t give results. We survey commercial flat roofs, single-ply roofs and liquid-applied waterproofing, and common reasons people get in touch are stains far from any visible defect and leaking laps in the waterproofing.

Offices, shops and blocks of flats across London frequently have large flat roofs with plant, rooflights and walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Cambridge Heath, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

Tips that help

There’s plenty you can do without going near the roof. What helps most:

  • Keep a note of leaks after rain
  • Act on new leaks promptly
  • Share any drawings of the roof
  • Do not keep patching the same spot

If anything in the report is not clear, ask us. We’ll explain what was found and what it means.

Keep outlets and gutters on flat roofs clear. Standing water puts more pressure on any weak point.

Honest limits

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • The extent of water in the insulation
  • Leaks from plumbing or windows
  • Sections we cannot safely access

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

What this survey covers

  • Commercial flat roofs
  • Single-ply roofs
  • Roof terraces and balconies
  • Flat roof membranes
  • Green roofs
  • Liquid-applied waterproofing

Should I look at the roof myself first?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.

Flat and commercial roofs around Cambridge Heath

Within a mile and a half or so of Cambridge Heath there are several hotels, and like offices and blocks, hotels frequently sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Landlords with a home close to Cambridge Heath station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building like Mowlem Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you run a hotel or guest house in or near Cambridge Heath, a roof problem can mean rooms out of use.

Your questions about electronic leak detection in Cambridge Heath

Can you look at the flat roof of a hotel or office near Cambridge Heath?

Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building.

Is my home in Cambridge Heath listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Will I get photos?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Will you repair the leak?

No. We test the membrane and report. You get the breach locations with photos for your roofer to repair.

Will you check the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

How we price electronic leak detection

Prices always include VAT. What changes the price is:

  • The shape of the roof and its details
  • The type of building, from a house to a block or an office
  • The number of roofs, including extensions and garages
  • How big the roof is

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You’ll know the price for your survey before booking.

Booking your survey

When you call or email, these details help:

  • Any deadline, such as an exchange date
  • Your postcode, so we can check access and travel
  • Anything about access we should know
  • Pictures of the roof from a safe spot, if you have them

Our phone lines are open seven days a week. For a price or to book, call 07833 053749 or use the contact form.

What happens if roof problems are left?

ELD before paving, ballast or planting goes on is simpler. Covered roofs are harder to test. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.
