Electronic leak detection in Craig's End: local notes

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Hedingham Castle, about 4.6 miles east, is one of the historic houses in the wider area around Craig's End. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

How electronic leak detection works in Craig's End

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current that passes through the membrane only where there is a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. You get a report with photos of each breach found. If you’ve noticed leaks under green or ballasted roofs and leaks showing away from the breach, we can find out what’s behind it.

Somewhere as small as Craig's End, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Signs you need electronic leak detection in Craig's End

Joints and laps in a membrane can fail over time. A gap that is hard to see can let water in for months before it shows.

We’re frequently asked to look at:

  • Gaps at membrane joints
  • Damp inside with no sign on the roof
  • Breaches hidden under paving or planting
  • Damage from equipment installers

Take an older house close to Parish Church of St Peter and St Thomas: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Your questions about electronic leak detection in Craig's End

Is my home in Craig's End listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover Craig's End?

Yes, Craig's End is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or drop us an email with the address and a few details.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Do you use drones?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Can you survey in bad weather?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

How fast do I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Does ELD work under paving or planting?

Sometimes. It depends on the build-up and the layers above the membrane and parts may need to be lifted. We will discuss it before we quote.

Roof by roof

Single-ply membranes

Punctures from foot traffic and equipment are common on single-ply roofs. ELD can locate them.

Green and ballasted roofs

Testing before planting or ballast goes on is simpler.

Why get it checked now?

Testing a new membrane before it’s covered is easier than tracing a leak later. Covered roofs are harder to test. Older cottages and farmhouses around Craig's End can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

To find out what your survey will cost, phone 07833 053749 or drop us an email and let us know about the roof. The price is agreed before a date is set.

Tips from our surveys

Most of what helps is simple and safe from ground level. Our suggestions:

  • Record dates and spots where water appears
  • Clear flat roof outlets regularly
  • Check new waterproofing before handover
  • Have roof specifications to hand

Keep the report with the roof’s records. It’s a dated record of the membrane’s condition.

Keep outlets and gutters on flat roofs clear. Standing water puts more pressure on any weak point.

What happens on the day

Every roof is different; as a rough guide, the survey takes a length of time set by the membrane area and the build-up, and we’ll give you a guide when quoting. You are welcome to ask questions while we are there. Older roofs in small places like Craig's End can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, you tell us about the roof build-up and where water is showing.
  2. The roof is assessed to see if electronic testing will work on it.
  3. The testing method is chosen to suit the membrane and build-up.
  4. The roof is tested and any breaches are located.
  5. You get a report showing where each breach is, for your roofer to repair.

Before the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Let us know about parking near the property
  • Keep pets out of the way during the survey

How to book

We survey roofs seven days a week. To find a date that works for you, phone 07833 053749 or email us.

Advice

Can I check my roof myself?

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
