What electronic leak detection looks like in Petts Wood

With Bromley Palace about 2.6 miles north-west, Petts Wood sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Landlords with a home close to Petts Wood station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. For an older house near a landmark such as St Francis Church, the flat roofs on later extensions tend to wear out long before the main roof.

About our electronic leak detection in Petts Wood

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It works with an electrical current that passes through the membrane only where there is a breach. It can find holes too small to spot by eye, so your roofer can repair them. The results come in a report with photos. Common reasons to book are water coming in under a flat roof and damage from equipment installers, on roof terraces and balconies, single-ply roofs and commercial flat roofs.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. In Petts Wood, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

Where we cannot see part of the flat roof membrane, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we’re asked to look at in Petts Wood

Roofs covered with paving, ballast or planting hide the membrane. ELD can work on some covered roofs though it depends on the layers.

Most people get in touch after spotting something like this:

  • Holes left by work on the roof
  • Leaks that return after repairs
  • Stains far from any visible defect
  • Holes around roof penetrations

If you run a business near The Mall, a flat roof over a business is out of sight and out of mind until it leaks.

Before booking any roof surveyor

  • What they won’t be able to tell you
  • What follow-up you get after the report
  • Is VAT included in the price?
  • Will they check the loft as well as the outside?

Practical tips

Getting the most from electronic leak detection starts before we arrive and carries on afterwards. Tips:

  • Test new membranes before covering them
  • Do not leave water getting in
  • Share any drawings of the roof
  • Keep foot traffic on flat roofs to a minimum

If anything in the report isn’t clear, ask us. We will explain what was found and what it means.

Clear flat roof outlets regularly. Water that sits on the roof finds breaches faster.

Why it is worth a survey now in Petts Wood

Testing a new membrane before it is covered is easier than tracing a leak later. Covered roofs are harder to test. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What happens on the day

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take a time that depends on the membrane area and the build-up, which we set out in the quote. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Petts Wood runs like any other.

  1. First, we confirm which roof areas are included.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Preparing for the visit

  • Tell us about parking before the day
  • For flats, check roof access has been agreed
  • Clear the way to the loft hatch

If the build-up rules out ELD, we will say so.

Petts Wood: your questions answered

Is my home in Petts Wood listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can parking be tricky for a visit in Petts Wood?

Sometimes, yes. If Petts Wood has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

Can every flat roof be tested?

ELD doesn’t suit every roof. Certain membranes are conductive, and some build-ups lack a suitable layer below. If your roof will not work, we’ll say so at the start.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
