About our electronic leak detection in Shortlands
ELD suits many waterproofing membranes on flat roofs, on homes, blocks and commercial buildings. It can be used to trace an existing leak or check a new membrane before handover. We quote for each roof based on its size and build-up. Testing can be carried out on weekdays, Saturdays or Sundays, depending on the weather. Tell us about your roof to find out more. We survey liquid-applied waterproofing, commercial flat roofs and green roofs, and common reasons people get in touch are leaks through a covered membrane and patched roofs that still leak.
Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in Shortlands, the flat roof is often a shared part of the building.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What this survey can’t tell you
It’s a careful look at the flat roof membrane, not the whole story. Its limits include:
- Build-ups without a suitable layer below
- Parts of the roof covered by fixed equipment
- The extent of water in the insulation
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and doesn’t.

What we do, step by step
The visit has one job: to look at the flat roof membrane as closely as is safe and record what we find. Notes and photos go into the written report. The visit usually takes more time on a big roof than a small one, with the construction of the roof playing a part too. London terraces rarely offer a view of the whole roof from one spot, so in Shortlands we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.
- First, you tell us about the roof build-up and where water is showing.
- We check that the membrane and build-up suit electronic leak detection.
- We pick the low-voltage or high-voltage method that suits the roof.
- We test the membrane and find where current is passing through it.
- The breaches are recorded with photos in a report for your roofer.
Before we arrive
- Dig out any old roof reports or invoices
- Have any questions written down, so nothing gets missed
- If you’re buying, check with the agent that we can get in

For landlords and managing agents
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
Electronic leak detection around Shortlands
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Bromley Palace, about 0.8 miles north-east, is one of the historic houses in the wider area around Shortlands. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Shortlands station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For a London address like Shortlands, it is useful to know about controlled parking before the day, along with any off-street space.

Do you need electronic leak detection in Shortlands?
Work on the roof can damage a membrane. Fixings, equipment and foot traffic can leave small holes.
People usually book a survey when they’ve noticed something like this:
- Failed seams and laps
- Leaks under green or ballasted roofs
- Leaks at pipes, outlets or fixings
- Water coming in under a flat roof
Take a building like Highfield Infants' School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Different roofs, different checks
Inverted and paved roofs
Paving and terraces cover the membrane. Whether it can be tested depends on the build-up.
Green and ballasted roofs
Roofs with planting or ballast hide the membrane. Some methods can work through these layers but it depends on the layers.
Checking the roof from the ground
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

Shortlands questions
Will parking be an issue for a roof survey in Shortlands?
Typically it is manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.
Is Shortlands in the area you cover?
Yes, Shortlands is within the area we cover. We work right across London and South East England. You can ring 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.
Will you go up on the roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.
Can you survey at the weekend?
We carry out surveys on any day of the week. To arrange a date, ring 07833 053749 or email us.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.
Which method do you use?
The roof decides the method. We’ll explain why when we quote.
