West Wickham questions
Can parking be tricky for a visit in West Wickham?
Typically it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.
Do you cover West Wickham?
Yes. We work right across London and the South East, and West Wickham is part of that. You can ring 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.
Does electronic leak detection work on all membranes?
ELD doesn’t suit every roof. Some membranes conduct electricity and some roofs lack the layer the test needs. If your roof will not work, we will say so at the start.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
How electronic leak detection works in West Wickham
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current that passes through the membrane only where there’s a breach. It can find holes too small to spot by eye so your roofer knows exactly where to repair. The results come in a report with photos. We survey green roofs, commercial flat roofs and roof terraces and balconies, and the problems we are asked to look at most are breaches around outlets and penetrations and failed seams and laps.
On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in West Wickham, the roof above may belong to the building rather than one flat.
Every survey ends with a written report, with photos, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Sections we can’t safely access
- Some conductive membranes
- Repairing the breaches (that is for your roofer)
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Rented homes, blocks and businesses
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.
Common roof problems in West Wickham
Roofs covered with paving, ballast or planting hide the membrane. ELD can work on some covered roofs, depending on the build-up.
Typical things we’re asked to look at include:
- Leaking laps in the waterproofing
- A flat roof leak that cannot be traced
- Leaks that return after repairs
- Stains far from any visible defect
The streets around a church such as St Francis of Assisi are often among the oldest in a place, and if your house is among the older ones nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
Before you book anyone
- Whether the loft is part of the inspection
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Whether they hold professional indemnity and public liability insurance
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
Flat roofs in West Wickham
Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. The wider area around West Wickham has a long history of building, with Addington Palace about 1.6 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
Controlled parking zones are common in London, so mention any permit rules for West Wickham. For landlords with property near West Wickham station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What happens on the day
Once we’ve finished looking, we write up our findings as a report with photographs, sent to you by email. On timing, it typically takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. For a visit in West Wickham, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it is safe.
- First, you let us know about the roof build-up and where water is showing.
- We check that the membrane and build-up suit electronic leak detection.
- The testing method is chosen to suit the membrane and build-up.
- The roof is tested and any breaches are located.
- You get a report showing where each breach is, for your roofer to repair.
Before the survey
- Find any records of previous roof work
- Show us where any leaks or stains appear
- Have any questions written down, so nothing gets missed

What affects the cost of electronic leak detection
Prices vary from roof to roof, for these reasons:
- House, block, shop or office
- Whether thermal imaging or a drone is needed
- Height and safe access
- Roof area
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.
Helping us price your survey
These details help when you contact us:
- The reason for the survey, such as buying, a leak or storm damage
- How the loft is reached, if there is one
- Your timetable, such as an exchange date
- Pictures of the roof from a safe spot, if you have them
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or drop us an email.

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
