Flat roof survey in Burghfield Bridge
Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. Typical surveys look at loose or cracked edge trims and ponding water that doesn’t drain away, on upstands and outlets, single-ply membranes and EPDM rubber.
Somewhere as small as Burghfield Bridge, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

What we can’t see
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- The condition of the deck or insulation hidden under the covering
- A fixed date for when the roof will need replacing
- Fragile surfaces, which we don’t walk on
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and does not.

Why get it checked now?
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. Around Burghfield Bridge, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Flat and commercial roofs around Burghfield Bridge
With Mapledurham House about 3.8 miles north, Burghfield Bridge sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
Shop and office owners around Broad Street Mall may find that the flat roofs over shops and commercial units are worth checking before a leak, not after. If you own a rental within reach of Reading Green Park station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What we do, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Somewhere as small as Burghfield Bridge, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Preparing for the visit
- Find any records of previous roof work
- Mention any parking restrictions on your street
- Have any questions written down, so nothing gets missed

Advice
What we’re asked to look at in Burghfield Bridge
The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.
Common reasons to book include:
- Pools of water lying on the roof
- Splits, cracks and crazing
- Outlets that hold water back
- Failed upstands where the roof meets a wall
If you own one of the older houses in the streets near St Matthew's, the joins between later flat roofs and the old walls are where problems usually start.
Choosing a roof surveyor
- What experience they bring
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether you get a written report with photos
- Whether the loft is part of the inspection
Burghfield Bridge questions
Is Burghfield Bridge in the area you cover?
Yes, Burghfield Bridge is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or use the contact form with the address and a few details.
How do I find out if my home in Burghfield Bridge is listed?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
How long is the visit?
It typically takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. You will then get the report by email.
Should I worry about standing water on my flat roof?
Standing water a day or two after rain typically needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.
Will you walk on the flat roof?
Only where it’s safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. Fragile surfaces are never walked on.
What types of flat roof do you survey?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.
Does the weather affect the survey?
Light rain is usually fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Checking the roof from ground level
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
What a survey costs
All our prices include VAT. What changes the price is:
- The roof’s overall size
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether it’s a home or a commercial building
- Building height and the viewpoints available
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Booking your survey
If you can, have these to hand when you contact us:
- Whether there is a loft hatch, a shared roof or tricky access
- The reason for the survey, like buying, a leak or storm damage
- The style of property, from a terrace to a block
- Dates you are working to, such as exchange
We confirm the price for the job before you book, so you know the cost up front. Flat roof survey starts from £150, including VAT. To book, phone 07833 053749 or drop us an email.
