Pingewood Flat Roof Survey
Flat roof surveys in Pingewood and the rest of Reading. Surveys run seven days a week.
- Standing water left after rain
- Blisters and bubbles in the covering
- Upstands pulling away from walls
Tips from our surveys
Here are a few things we’d tell any owner, before and after a survey:
- File the paperwork for the roof and any repairs
- Check new fixings through the roof are properly sealed
- Keep outlets clear of leaves and moss
- Note where water lies after a downpour
You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. It is your choice who carries out the work and when.
Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.
Flat roof surveys for homes and businesses in Pingewood
Ponding is often the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you are worried about raised blisters across the surface and blocked or damaged outlets, a survey will tell you what’s going on.
Flat roofs on exposed homes in small places like Pingewood take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

What a flat roof survey does not cover
Some things can’t be seen without opening up the roof, and that sets some limits:
- Whether the deck or joists are strong enough
- A promise that the roof will not leak in future
- Parts of the roof that are not safe to walk on or view
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. The full list of what we check.
What this survey covers
- EPDM rubber
- GRP fibreglass
- Mastic asphalt
- Single-ply membranes
- Felt flat roofs
- Upstands and outlets
Can I check my roof myself?
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Pingewood: your questions answered
Do you cover smaller places like Pingewood?
Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Does a conservation area affect roof work in Pingewood?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Does a flat roof survey replace a RICS survey?
No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and it is not a structural engineer’s report.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.
Can you test old roof sheets for asbestos?
Asbestos testing isn’t part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.
Can you survey any kind of flat roof?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it is holding up.
Will I get photos?
Yes. The report includes photographs of what we found.
Flat roof surveys around Pingewood
With Mapledurham House about 4.7 miles north, Pingewood sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
If you own a rental within reach of Reading Green Park station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a shop, office or commercial unit, for instance near The Oracle, flat roofs over shops and units are easy to forget until water comes through a ceiling. Take a building like The WREN School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Why get it checked now?
A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. For an older or listed building in a place like Pingewood, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

- House, block, shop or office
- The height of the building and how the roof can be seen safely

Helping us price your survey
There is no need for technical words. Just tell us:
- Whether there is a loft hatch, a shared roof or tricky access
- Why you want a survey: buying, a leak, a storm or new work
- The address and postcode of the property
- Any stains, drips or damp patches you’ve seen indoors
Most bookings start with a short call: ring 07833 053749 or use the contact form and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.
What happens on the day
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, from the ground, from windows, in the roof space and by drone where applicable. The survey usually takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Rural addresses near Pingewood can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there’s access.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before we arrive
- Dig out any old roof reports or invoices
- Move anything stored under the loft hatch
- Keep pets inside or away from the areas we’re looking at
