Flat roof surveys for Clifton Reynes homes and businesses

The survey, step by step

After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, most surveys take an hour or two for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Clifton Reynes can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

About our flat roof survey in Clifton Reynes

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so you know exactly what was covered. If you are worried about splits and cracks in the covering and water getting in at rooflights, we can find out what’s behind it, whatever the roof.

Somewhere as small as Clifton Reynes, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included when you book.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Check from a window for ponding after heavy rain
  • Never stand on rooflights or fragile sheeting
  • Keep outlets clear of leaves and moss
  • File the paperwork for the roof and any repairs

After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.

What we look for on each type of roof

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

FAQs for Clifton Reynes

Will you come out to Clifton Reynes?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is my home in Clifton Reynes listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.

What happens next?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Honest limits

A survey is a careful look at the flat roof, but it can’t do everything. The main limits are:

  • Whether old sheeting or boards contain asbestos
  • Parts of the roof that are not safe to walk on or view
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and doesn’t.

What affects the cost of flat roof surveys

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • The number of roofs, including extensions and garages
  • The size of the roof
  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone

Prices quoted always include VAT, and the written report is part of the package. Flat roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to let us know when you get in touch

These details help when you get in touch:

  • Where water is showing inside, if it is
  • The address and postcode of the property
  • The type of building and roof, like pitched or flat
  • What’s prompted the survey

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, call 07833 053749 or use the contact form.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

Flat roof surveys around Clifton Reynes

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. Historic houses like Turvey Abbey, about 2.7 miles east, show how far back building in the area around Clifton Reynes goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Take an older house close to Parish Church of St Mary: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
