Flat roof survey in Astwood: what you get

A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. Common reasons to book are upstands pulling away from walls and water getting in at rooflights, across mastic asphalt, GRP fibreglass and upstands and outlets.

Some older homes in villages like Astwood are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. Most visits take about one to two hours on an ordinary house, and more on a big or complicated roof. In a hamlet or village like Astwood, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Before the survey

  • Make sure pets are kept safely away
  • Dig out any old roof reports or invoices
  • If you’re buying, check with the agent that we can get in

Checking the roof from ground level

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

What we’re asked to look at in Astwood

The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.

Here are some of the things we see frequently:

  • Gaps at upstands and abutments
  • Ponding water that doesn’t drain away
  • Outlets that hold water back
  • Edge trims that have lifted or split

Landlords with a home close to Kempston Hardwick station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Questions to ask before booking

  • Which parts of the roof they’ll actually see
  • How long they’ve been surveying roofs
  • Their drone registration, if they fly one
  • Their report turnaround times

What a good roof survey covers

What we cannot see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • A structural engineer’s assessment of the deck
  • The condition of the deck or insulation hidden under the covering
  • A fixed date for when the roof will need replacing

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

Questions from Astwood

Do you carry out roof surveys in Astwood?

We do. The survey and report are the same in Astwood as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in Astwood is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Does the survey cover asbestos?

We do not test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.

Will you photograph what you find?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

What does a roof survey cost?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

What types of flat roof do you survey?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.

Why it’s worth a survey now in Astwood

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. Older cottages and farmhouses around Astwood can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Why book with us

  • Surveys on any day of the week
  • Independent findings on the roof’s condition
  • Clear package prices, including VAT
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

What we look for on each type of roof

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Flat and commercial roofs around Astwood

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 3.3 miles north lies Turvey Abbey, a reminder of how long the area around Astwood has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

For an older house near a landmark like Church of St Peter, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
