About our gutter survey in Astwood

A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. We survey downpipes, fascias and soffits and parapet and box gutters, and common reasons people get in touch are rotten fascias or stained soffits and hoppers and outlets full of debris.

In a small place like Astwood, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available
  • Chimneys, valleys, parapets and other details
  • How many separate roofs there are, such as extensions, dormers and garages

Gutter survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Booking your survey

A little information up front helps. It helps to include:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Where water is showing inside, if it is
  • The style of property, from a terrace to a block
  • Any photos you have, taken from ground level or a window

Getting a price is simple: just phone 07833 053749 or email us and give us some details about the property and we will explain which survey suits. We confirm the price before anything is booked.

DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

Why it is worth a survey now in Astwood

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the loft space and the rooms below usually during the worst downpours. It’s worth having these gutters looked at before the wetter months. In a small place like Astwood, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What a gutter survey looks like in Astwood

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Turvey Abbey, about 3.3 miles north, show how far back building in the area around Astwood goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you own one of the older houses in the streets near Church of St Peter, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Kempston Hardwick station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

FAQs for Astwood

Does a conservation area affect roof work in Astwood?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

I let a flat near Kempston Hardwick station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so the report covers what can be seen.

Will you check the loft?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

Do I need to be at home?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Do you work in Astwood?

Yes. We cover Astwood and the rest of Milton Keynes, as part of our work across London and South East England. For a price, ring 07833 053749 or send us an email.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

What a gutter survey does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The inside of buried drains
  • Blockages deep inside downpipes
  • Asbestos testing of old gutters, downpipes or soffits

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.

What this survey covers

  • Eaves gutters
  • Valley gutters
  • Downpipes
  • Parapet and box gutters
  • Fascias and soffits
  • Outlets and hoppers

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. It normally takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older rural homes like those around Astwood can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.
