About our flat roof survey in Comp

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you are worried about water getting in at rooflights and edge trims that have lifted or split, we can find out what’s behind it, on mastic asphalt, felt flat roofs and single-ply membranes alike.

Older buildings in small places like Comp may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Why act early in Comp

Standing water on a flat roof rarely sorts itself out. Most often it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. In a small place like Comp, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

Should I look at the roof myself first?

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Comp questions

Is Comp in the area you cover?

Yes, Comp is one of the places we work. The survey and report are the same in Comp as anywhere else.

Is my home in Comp listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Will you walk on the flat roof?

Where it is safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.

How do I book a survey in Comp?

It is easiest to call 07833 053749 or email us. Tell us the address and a little about the roof. Surveys run seven days a week.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Should I worry about standing water on my flat roof?

Standing water a day or two after rain typically needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.

What we can’t see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A fixed date for when the roof will need replacing
  • Whether old sheeting or boards contain asbestos
  • Fragile surfaces, which we do not walk on

If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey. The full list of what we check.

What this survey covers

  • Single-ply membranes
  • Mastic asphalt
  • EPDM rubber
  • GRP fibreglass
  • Upstands and outlets
  • Felt flat roofs

Do you need a flat roof survey in Comp?

Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.

Things that often lead to a survey include:

  • Signs of deflection in the roof deck
  • Damaged trims at the roof edge
  • Leaks around rooflights
  • Blistering in felt or asphalt

Anyone responsible for a site like Platt Church of England Voluntary Aided Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Before booking any roof surveyor

  • How long they’ve been surveying roofs
  • Whether the loft is part of the inspection
  • What happens after the report arrives
  • What the survey will not cover

What to expect from a roof survey

The survey, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Somewhere like Comp needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Preparing for the visit

  • Dig out any old roof reports or invoices
  • Let us know about any leaks, stains or damp patches you know of
  • Leave side gates unlocked

Flat roof surveys around Comp

About 1.7 miles south-west lies Old Soar Manor, a reminder of how long the area around Comp has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you own a rental within reach of Borough Green & Wrotham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take an older house close to Church of St Mary: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
