Cooling Street Flat Roof Survey
Flat roof surveys across Cooling Street, backed by more than 20 years’ experience. Every survey ends with a written report and photos.
- Raised blisters across the surface
- Pools of water lying on the roof
- Dips that suggest the deck is deflecting
How the survey changes by roof type
GRP fibreglass
A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
Felt and built-up roofs
A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it is weakest.
Flat roof surveys for homes and businesses in Cooling Street
A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. That’s why we check every detail across the roof, not only the area above the stain, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. If you’ve noticed splits, cracks and crazing and edge trims that have lifted or split, a survey will tell you what’s going on.
Older buildings in small places like Cooling Street may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

When to book a survey in Cooling Street
Every flat roof covering has a working life. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.
Most people get in touch when they’ve noticed something like this:
- Damaged trims at the roof edge
- Dips that suggest the deck is deflecting
- Leaks around rooflights
- Outlets choked with leaves and silt
If you look after a building such as Cliffe Woods Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

What else we do in Cooling Street
What a flat roof survey does not cover
It is a careful look at the flat roof, not the whole story. Its limits include:
- Asbestos testing, which needs a specialist asbestos surveyor
- What’s under the membrane without opening it up
- A promise that the roof will not leak in future
Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. The full list of what we check.
Roof types and parts we check
- GRP fibreglass
- Felt flat roofs
- Upstands and outlets
- Mastic asphalt
- EPDM rubber
- Single-ply membranes
Should I look at the roof myself first?
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
What a flat roof survey looks like in Cooling Street
The coast is about 3 miles or less from Cooling Street, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
Historic houses such as Temple Manor, about 3.9 miles south, show how far back building around Cooling Street goes. If your home is older, its flat-roofed extension or dormer may be on its second or third covering. If you live in an older home near St James' Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Cooling Street: your questions answered
Does a conservation area affect roof work in Cooling Street?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover smaller places like Cooling Street?
We do. A small place gets exactly the same survey as a big one.
Can you test old roof sheets for asbestos?
Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.
Can you survey a flat roof on an office or unit?
Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.
What does a roof survey cost?
Flat roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.
What types of flat roof do you survey?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.
Will you fly a drone over my roof?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Tips that help
Here are a few things we’d tell any owner:
- Never stand on rooflights or fragile sheeting
- Keep records of when the roof was laid and what work has been done
- Look for standing water a day after rain
- Ask whoever fits equipment on the roof to make good the covering
If you are buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.
Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.
How it works
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours at most homes, and more on a big or complicated roof. In a hamlet or village like Cooling Street, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there’s access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
How to prepare
- Agree roof access with the managing agent if it is shared
- Buyers: confirm access with the estate agent or seller
- Make sure we can get to the back of the property
