Flat roof survey in Eddington

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof cannot be seen or reached safely, the report says so, so you know exactly what was covered. We survey upstands and outlets, GRP fibreglass and felt flat roofs, and common reasons people get in touch are outlets choked with leaves and silt and failed seals around rooflight kerbs.

Outbuildings, garden rooms and garages in places like Eddington frequently have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when you book. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Eddington questions

How do I find out if my home in Eddington is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Eddington?

We do. A small place gets exactly the same survey as a big one.

Can you test old roof sheets for asbestos?

We don’t test for asbestos. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

Will I get photos?

Yes. Photos are part of every report.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

Do you cover flat roofs on blocks of flats?

Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so ring 07833 053749 or send us an email with the address.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Parts of the roof that are not safe to walk on or view
  • Testing older roof sheets for asbestos
  • Structural calculations, which need a structural engineer

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. What a survey covers and does not.

What this survey covers

  • Upstands and outlets
  • GRP fibreglass
  • Mastic asphalt
  • Single-ply membranes
  • Felt flat roofs
  • EPDM rubber

Useful tips for Eddington property owners

Over many surveys, some simple habits stand out:

  • Treat rooflights and old sheeting as fragile
  • Note any new marks on ceilings beneath the roof
  • Note the date and type of any roof work
  • Check the outlets after the leaves fall

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

Rented homes, blocks and businesses

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the flat roof, with photographs, useful for planning maintenance.

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What happens on the day

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two for a house, and about three to four hours for a commercial roof. With a bit of garden around a house, as there often is around Eddington, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

What affects the cost of flat roof surveys

Prices vary from roof to roof, for these reasons:

  • Whether you choose the Basic, Standard or Premium Survey
  • The shape of the roof and its details
  • Any need for thermal images or a drone flight
  • Height and safe access

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.

Booking your survey

What helps most when you contact us:

  • The reason for the survey, such as buying, a leak or storm damage
  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them
  • Your postcode, so we can check access and travel

When you are ready to go ahead, ring 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Flat roofs in Eddington

The coast is about 2 miles or less from Eddington, so there is more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If yours is one of the older homes in the streets near Church of St Martin, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Landlords with a home close to Herne Bay station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Anyone responsible for a site like Herne Bay High School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Eddington is about 1 mile south-west of Herne Bay, in Kent. Anywhere in Eddington, we can carry out flat roof surveys at your property. Our Kent coverage includes Eddington and the places around it. We also survey roofs in Canterbury.
