Ponding is often the first sign that something on a flat roof is not right. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you’ve noticed signs of deflection in the roof deck and pools of water lying on the roof, we can find out what’s behind it, on single-ply membranes, felt flat roofs and mastic asphalt alike.

Somewhere as small as Eynsford, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Flat roofs in Eynsford

Lullingstone Castle, about 1 mile south-west, is one of the historic houses in the wider area around Eynsford. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

Take a building like The Anthony Roper Primary School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Eynsford station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely. The survey usually takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around Eynsford frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Before the survey

  • Keep pets inside or away from the areas we’re looking at
  • Leave side gates unlocked
  • If the roof is shared, arrange access with whoever manages the building

Arrange a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, call 07833 053749 or send us an email.

What a flat roof survey doesn’t cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • Asbestos testing, which needs a specialist asbestos surveyor
  • A promise that the roof won’t leak in future

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • Mastic asphalt
  • EPDM rubber
  • Upstands and outlets
  • GRP fibreglass
  • Single-ply membranes
  • Felt flat roofs

How the survey changes by roof type

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We look for splits, gaps and failed flashings over the top.

Does the survey cover asbestos?

Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

What does a roof survey cost?

Flat roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

Do you need a flat roof survey in Eynsford?

Water that doesn’t drain sits on the roof and speeds up wear. It usually comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.

It’s worth booking a survey if you’ve seen:

  • Loose or cracked edge trims
  • A sagging deck under the covering
  • Failed upstands where the roof meets a wall
  • Failed seals around rooflight kerbs

If you live in an older home near Church of Saint Martin, the joins between later flat roofs and the old walls are where problems usually start.
