What happens on the day

The aim of the visit is simple: to see as much of the flat roof as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit usually takes an hour or two for a small flat roof at home, and longer for a large commercial one. Cottages and farmhouses around Horton Kirby often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We check the roof from wherever it can be seen safely.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photos and recommendations and emailed to you.

About our flat roof survey in Horton Kirby

Each flat roof is looked at from the safest viewpoints we have: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. We survey felt flat roofs, EPDM rubber and single-ply membranes, and people most often book us about outlets choked with leaves and silt and cracked or split membrane.

Somewhere as small as Horton Kirby, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Rented homes, blocks and businesses

Landlords, agents and building managers in Horton Kirby and across Kent can book any of our surveys. To discuss a property or a block, phone 07833 053749 or send us an email.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Whether it’s a home or a commercial building
  • Any need for thermal images or a drone flight
  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Booking your survey

Here’s what helps us most when you get in touch:

  • What made you get in touch
  • The address and postcode of the property
  • Where water is showing inside, if it is
  • What kind of property and roof it is

Every survey is priced before it is booked, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, call 07833 053749 or send us an email.

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Tips that help

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Make sure new fixings through the roof are properly sealed
  • Watch the ceilings below the flat roof for stains
  • Plan a survey before the covering reaches the end of its usual life
  • Check the outlets after the leaves fall

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

Horton Kirby questions

Do you cover smaller places like Horton Kirby?

Yes. Horton Kirby is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Horton Kirby listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What does ponding on a flat roof mean?

Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

What types of flat roof do you survey?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you don’t know what your roof is, we will identify it on the day.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Will this cover the whole house?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

Will you check the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Why it is worth a survey now in Horton Kirby

Flat roofs can’t usually be seen from the street, so they’re frequently overlooked. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We will tell you which package suits the questions you have.
