About our flat roof survey in Old Wolverton
Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photos so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so it helps if you phone 07833 053749 or send us an email with the address and a rough idea of the roof area. We survey mastic asphalt, GRP fibreglass and felt flat roofs, and the problems we’re asked to look at most are upstands pulling away from walls and pools of water lying on the roof.
Around Old Wolverton, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when booking. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we cannot see
Every survey has limits, and it is better to know them up front. Bear these in mind:
- What’s under the membrane without opening it up
- Structural calculations, which need a structural engineer
- An exact number of years the roof has left
If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.
What this survey covers
- Felt flat roofs
- GRP fibreglass
- Single-ply membranes
- EPDM rubber
- Upstands and outlets
- Mastic asphalt
Different roofs, different checks
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.
Single-ply membranes
Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.
When to book a survey in Old Wolverton
Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.
Typical things we are asked to look at include:
- Splits and cracks in the covering
- Blisters and bubbles in the covering
- Loose or cracked edge trims
- Ponding water that doesn’t drain away
If you live in an older home near Holy Trinity Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
Choosing a roof surveyor
- How soon the report will arrive
- What’s outside the scope of the survey
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Is VAT included in the price?
Old Wolverton questions
Do you cover Old Wolverton?
We do. The survey and report are the same in Old Wolverton as anywhere else.
Do you cover smaller places like Old Wolverton?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
How long will you be at the property?
That depends on the size and shape of the roof; most visits take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.
What’s the best way to book?
To arrange a survey, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
Do you look in the loft space?
Usually, if there’s one and it can be reached safely. The roof space can show things the outside cannot, like damp timbers, staining or daylight.
What types of flat roof do you survey?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.

Local flat roofs in Old Wolverton
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. With Linford Manor about 2.9 miles east, Old Wolverton sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
Shop and office owners around Midsummer Place may find that flat roofs over shops and units are easy to forget until water comes through a ceiling. If you let a flat or house near Wolverton station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Tips from our surveys
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Plan a survey before the covering reaches the end of its usual life
- File the paperwork for the roof and any repairs
- Make sure new fixings through the roof are properly sealed
- Check from a window for ponding after heavy rain
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.
Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.
The survey, step by step
It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about 1–2 hours on an ordinary house, and longer for a large or complex roof. Homes around Old Wolverton often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before the survey
- Keep pets out of the way during the survey
- Make a note of anything you’d like us to look at
- Have keys ready for side gates, garages or roof access doors
