Flat roof survey in Seal
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. If you’ve noticed water getting in at rooflights and splits and cracks in the covering, a survey will tell you what’s going on, whatever the roof.
In a village or hamlet like Seal, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them as you book.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a flat roof survey looks like in Seal
The wider area around Seal has a long history of building, with Knole House about 1.8 miles south. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you look after a building such as Seal Church of England Voluntary Controlled Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Bat & Ball station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
Seal is about 2 miles north-east of Sevenoaks, in Kent. Roofs in Seal get the same thorough look as anywhere else in Kent. Our area takes in places right across Kent. We also survey roofs in Maidstone.

How we price flat roof surveys
When we price a survey, we consider:
- The use of thermal imaging or a drone
- Features like valleys, chimneys, dormers and parapets
- Basic, Standard or Premium
- How many separate roofs there are, such as extensions, dormers and garages
To find out what your survey will cost, call 07833 053749 or use the contact form with the address and a few details. The price is agreed before a date is set.
Booking your survey
Here’s what helps us most when you get in touch:
- Access details, such as a loft hatch or a shared roof
- Any stains, drips or damp patches you’ve seen indoors
- Any photos you have, taken from the ground or a window
- What’s prompted the survey
Once you know what you need, ring 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day.
How the survey works
After the inspection, everything we found is written up as a written report with photos, sent to you by email. On timing, it usually takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a hamlet or village like Seal, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Where there’s safe access, we look at the ceilings and spaces below for signs of water.
- You get a written report with photos and our recommendations.
Preparing for the visit
- If you are buying, check with the agent that we can get in
- Make sure pets are kept safely away
- Agree roof access with the managing agent if it’s shared
Booking a survey
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or send us an email to find out.
Advice

Other services in Seal
Can I check my roof myself?
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Do you need a flat roof survey in Seal?
No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.
People normally book a survey when they’ve noticed something like this:
- Splits and cracks in the covering
- Ponding water that doesn’t drain away
- Blisters and bubbles in the covering
- Damaged trims at the roof edge
For an older house near a landmark such as Church of St Peter and St Paul, flat-roofed rear additions and dormers added over the years are worth checking.
Choosing a roof surveyor
- What insurance they carry
- Whether the inside of the roof is included
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Is there a chance to talk the report through?
Seal: your questions answered
Does a conservation area affect roof work in Seal?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Do you cover smaller places like Seal?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Which days do you carry out surveys?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
Do you take photos of the roof?
Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
How do I arrange a flat roof survey in Seal?
The quickest way is to ring 07833 053749 or send us an email. Give us the address and some details about the roof. We survey on any day of the week.
Surveys for landlords and agents in Seal
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Honest limits
A survey is a proper look at the flat roof, but it can’t do everything. The main limits are:
- Asbestos testing, which needs a specialist asbestos surveyor
- A promise that the roof will not leak in future
- Parts of the roof that aren’t safe to walk on or view
If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey. What our survey covers.
