Can I check my roof myself?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

About our flat roof survey in Smeeth

Buying a home with a flat-roofed extension, dormer or garage? It is useful to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. If you’re worried about signs of deflection in the roof deck and failed seals around rooflight kerbs, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Smeeth, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Flat roofs in Smeeth

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Westenhanger Castle, about 3.4 miles south-east, is one of the historic houses in the wider area around Smeeth. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Westenhanger station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you live in an older home near Church of St Mary, flat-roofed rear additions and dormers added over the years are worth checking.

Smeeth is about 5 miles east of Ashford, in Kent. From houses to flats and shops in Smeeth, the roof can be surveyed. Our area takes in places right across Kent, from the larger towns to small villages. Canterbury is in our area too.

For landlords and managing agents

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or drop us an email.

Letting agents can arrange access with tenants, at a time agreed in advance. We survey seven days a week, which can make access easier.

What a survey costs

To price your survey, we check:

  • The size of the roof
  • Features like valleys, chimneys, dormers and parapets
  • Which survey package you book
  • How many separate roofs there are, such as extensions, dormers and garages

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Booking your survey

What helps most when you contact us:

  • Where the property is, with the postcode
  • Anything about access we should know
  • Where water is showing inside, if it is
  • The kind of building and roof involved

When you are ready to go ahead, ring 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What we are asked to look at in Smeeth

The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.

Signs worth acting on include:

  • Failed upstands where the roof meets a wall
  • Water getting in at rooflights
  • Cracked or split membrane
  • A sagging deck under the covering

If you look after a shop, office or commercial unit, for instance near Ashford Designer Outlet, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

What to check before booking

  • Whether VAT is added on top
  • What exactly goes into their report
  • What’s outside the scope of the survey
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a good roof survey covers

Smeeth: your questions answered

Is Smeeth within the area you cover?

Yes. Smeeth is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in Smeeth listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To find a day that suits you, call 07833 053749 or drop us an email.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years.

Does someone need to be in?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Can you find where water is getting through my flat roof?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is looked at. If the cause cannot be seen, we’ll say so and suggest what would help.

What we look for on each type of roof

Single-ply membranes

Single-ply relies on its welded laps staying sound. We check seams, corners and the joints around outlets and upstands.

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

How it works

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Smeeth, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Unlock side gates and any roof access doors
  • Let us know about parking near the property
