Useful tips for South Heath property owners
A little preparation and a few simple habits help. Our tips:
- Check the outlets after the leaves fall
- Check that new brackets or units haven’t damaged the covering
- Plan a survey before the covering reaches the end of its usual life
- Note any new marks on ceilings beneath the roof
If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.
Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.
Flat roof survey in South Heath
Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. Typical surveys look at leaks around rooflights and blocked or damaged outlets, across EPDM rubber, single-ply membranes and mastic asphalt.
Flat roofs on exposed homes in small places like South Heath take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

What a flat roof survey does not cover
To be straight with you, there are limits to any roof survey:
- Structural calculations, which need a structural engineer
- A promise that the roof won’t leak in future
- Fragile surfaces, which we don’t walk on
If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

How it works
The visit has one job: to see as much of the flat roof as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit normally takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Rural addresses near South Heath can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We look at the roof from wherever it can be seen safely.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Where there is safe access, we check the ceilings and spaces below for signs of water.
- The findings are written up with photos and recommendations and emailed to you.
Before the survey
- Keep pets in another room
- Gather any invoices or paperwork from past roof work
- Move anything stored under the loft hatch

Flat and commercial roofs around South Heath
South Heath lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. About 4.2 miles east lies Thorpe Hall, a reminder of how long the area around South Heath has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
For site and facilities teams at buildings such as Colne Community School and College, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you let a flat or house near Great Bentley station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
How we price flat roof surveys
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- If the survey needs thermal imaging or a drone
- The number of roofs, including extensions and garages
- Whether it is a home or a commercial building
- How tall the building is and how easy the roof is to see
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Booking your survey
You don’t need to know any roofing terms. Just tell us:
- What’s prompted the survey
- The kind of building and roof involved
- How the loft is reached, if there is one
- The address and postcode of the property
Booking is simple: just phone 07833 053749 or drop us an email, let us know about the property and we will suggest the right survey. We confirm the price before anything is booked.
South Heath: your questions answered
Do roofs near the sea, like those around South Heath, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Do you cover smaller places like South Heath?
Yes. South Heath is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.
Will you walk on the flat roof?
Where it is safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. We do not walk on fragile rooflights or sheeting.
Can you inspect my roof with a drone?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Will I get photos?
Yes. Photographs are part of every report, so you can see exactly what each finding refers to.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
Is a flat roof survey the same as a building survey?
No. It is a survey of the flat roof. It is not a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. It often sits alongside a buyer’s building survey.
