Common questions in Stoke Hammond

How do I find out if my home in Stoke Hammond is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Stoke Hammond?

Yes. Stoke Hammond is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Will the survey show why my flat roof is leaking?

The survey covers the covering and all the details where leaks typically begin, recording anything that could let water through. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

Do you cover flat roofs on blocks of flats?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please phone 07833 053749 or send us an email with the details.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

What happens next?

We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Flat roof survey in Stoke Hammond

A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. If you are worried about raised blisters across the surface and outlets that hold water back, a survey will tell you what’s going on, on EPDM rubber, single-ply membranes and GRP fibreglass alike.

In a village or hamlet like Stoke Hammond, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a survey costs

We confirm the price for your survey before you book. These are the things that affect it:

  • The size of the roof
  • The shape of the roof and its details
  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available

To find out what your survey will cost, ring 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

What to let us know when you get in touch

If you can, have these to hand when you get in touch:

  • The reason for the survey, such as buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors
  • The style of property, from a terrace to a block
  • Anything about access we should know

Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, ring 07833 053749 or send us an email.

Leave it or get it looked at?

Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your survey before booking.

What a flat roof survey does not cover

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Structural calculations, which need a structural engineer
  • An exact number of years the roof has left
  • Fragile surfaces, which we do not walk on

If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What our survey covers.

  • Upstands and outlets
  • Mastic asphalt
  • Single-ply membranes
  • Felt flat roofs
  • GRP fibreglass

What we do, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. In a small place like Stoke Hammond, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Keep pets out of the way during the survey

Flat roof surveys around Stoke Hammond

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Bletchley Park, about 3.1 miles north, is one of the historic houses in the wider area around Stoke Hammond. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you let a flat or house near Bletchley station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take an older house close to Church of St Luke: the flat roofs on later extensions tend to wear out long before the main roof. If you look after a building such as Sir Herbert Leon Academy, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We look at how the covering is finished around each rooflight and upstand.

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a close look.

Useful tips for Stoke Hammond property owners

A little preparation and a few simple habits help. Our tips:

  • Check the outlets after the leaves fall
  • Check ceilings under the roof for damp patches
  • Book a survey every few years
  • Check that new brackets or units haven’t damaged the covering

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.
