Flat roof survey in West Studdal: what you get

A flat roof doesn’t shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We are often asked to look into leaks around rooflights and blocked or damaged outlets, on EPDM rubber, GRP fibreglass and upstands and outlets.

Somewhere as small as West Studdal, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them as you book.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What a survey costs

We confirm the price for your roof before booking. This is what makes a difference:

  • Which survey package you book
  • Features like valleys, chimneys, dormers and parapets
  • How big the roof is
  • How many separate roofs there are, like extensions, dormers and garages

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Booking your survey

A little information up front helps. Please include:

  • Any deadline, such as an exchange date
  • The reason for the survey, like buying, a leak or storm damage
  • How the loft is reached, if there is one
  • Where the property is, with the postcode

Photos help, if you have them. Take them safely from the ground or a window. To send them or to book, call 07833 053749 or use the contact form.

Questions from West Studdal

Does a conservation area affect roof work in West Studdal?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like West Studdal?

We do. A small place gets exactly the same survey as a big one.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Does a flat roof survey replace a RICS survey?

No. It’s a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

How long is the visit?

Expect it to take an hour or two at a typical home, and more on a big or complicated roof. You’ll then get the report by email.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

What do I do with the report?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

How the survey works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Rural addresses near West Studdal can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Before the survey

  • For flats, check roof access has been agreed
  • Let us know about parking before the day
  • Gather any invoices or paperwork from past roof work

Advice

Flat roofs in West Studdal

The coast is about 5 miles or less from West Studdal, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Landlords with a home close to Martin Mill station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take an older house close to East Studdal Church Hall: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

West Studdal is about 4 miles west of Deal, in Kent. From houses to flats and shops in West Studdal, the roof can be surveyed. Across Kent, we cover West Studdal and the places around it. You can also see our page for Canterbury.

Honest limits

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Parts of the roof that aren’t safe to walk on or view
  • Whether the deck or joists are strong enough
  • An exact number of years the roof has left

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and doesn’t.

Signs you need a flat roof survey in West Studdal

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People usually call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

It’s worth booking a survey if you’ve seen:

  • Signs of deflection in the roof deck
  • Outlets choked with leaves and silt
  • Upstands pulling away from walls
  • Cracked or split membrane

Walmer Castle lies about 4.2 miles east, so building around West Studdal goes back a long way. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof.

What to check before booking

  • What insurance they carry
  • What follow-up you get after the report
  • Whether the inside of the roof is included
  • Whether the price includes VAT

What a roof survey includes

Different roofs, different checks

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. We look at seams, corners and the joints around outlets and upstands.
