Flat roof survey in Westwood, Kent
An experienced roof surveyor for flat roof surveys in Westwood. More than 20 years and over 5,000 surveys.
- Outlets that hold water back
- Failed upstands where the roof meets a wall
- Pools of water lying on the roof
Should I look at the roof myself first?
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.
Flat roof survey in Westwood: what you get
Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. Typical surveys look at signs of deflection in the roof deck and failed upstands where the roof meets a wall, across mastic asphalt, upstands and outlets and single-ply membranes.
In a small place like Westwood, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Practical tips
These tips come from what we see on roofs every week, before and after a survey:
- Ask contractors to protect the roof if they work on it
- Book a survey every few years
- Note the date and type of any roof work
- Clear roof outlets and gutters each autumn
After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.
Flat roof surveys around Westwood
With Acrise Place about 4.9 miles south, Westwood sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.
The streets around a church such as Church of St Peter and St Paul are frequently among the oldest in a place, and if you own one of the older houses nearby, the flat roofs on later extensions tend to wear out long before the main roof.

What affects the price in Westwood
Several things affect the price of a survey:
- How big the roof is
- Extra roofs, like extensions, dormers or garages
- Building height and the viewpoints available
- Any need for thermal images or a drone flight
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
What to tell us when you contact us
You don’t need to know any roofing terms. It’s enough to tell us:
- Any photos you have, taken from ground level or a window
- The style of property, from a terrace to a block
- Access details, such as a loft hatch or a shared roof
- Why you want a survey: buying, a leak, a storm or new work
Every survey is priced before it’s booked, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.
Do you need a flat roof survey in Westwood?
No flat roof covering lasts for ever. Felt roofs frequently last around 15 to 20 years, EPDM frequently 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.
Things that often lead to a survey include:
- Pools of water lying on the roof
- Edge trims that have lifted or split
- Leaks around rooflights
- Outlets that hold water back
If you let a flat or house near Bekesbourne station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Before you book anyone
- What they will not be able to tell you
- How they plan to inspect the roof safely
- Whether VAT is in the quoted price
- Their track record with similar roofs
What we can’t see
A survey is a proper look at the flat roof, but it cannot do everything. The main limits are:
- Whether old sheeting or boards contain asbestos
- Structural calculations, which need a structural engineer
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.

Your questions about flat roof surveys in Westwood
Do you cover smaller places like Westwood?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Is my home in Westwood listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
Can you tell me how long my flat roof will last?
We do not give a fixed number of years, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.
What does ponding on a flat roof mean?
Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.
Do you survey on Saturdays and Sundays?
Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or drop us an email.
How the survey works
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older roofs in small places like Westwood can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You tell us about the roof, its covering if you know it, and any leaks.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- The findings are written up with photographs and recommendations and emailed to you.
Preparing for the visit
- If you are buying, check with the agent that we can get in
- Leave side gates unlocked
- If the roof is shared, arrange access with whoever manages the building
