What we can’t see

Before you book, it is worth knowing what a survey will not do:

  • What’s under the membrane without opening it up
  • Testing older roof sheets for asbestos
  • Whether the deck or joists are strong enough

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey. What our survey covers.

About our flat roof survey in Wingrave

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey felt flat roofs, single-ply membranes and upstands and outlets, and the problems we’re asked to look at most are failed upstands where the roof meets a wall and raised blisters across the surface.

Somewhere as small as Wingrave, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. You are welcome to ask questions while we are there. Around Wingrave, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We check the roof from wherever it can safely be seen.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • Point out any leaks or damp patches
  • Find any records of previous roof work
  • Clear the way to the loft hatch

FAQs for Wingrave

Will you come out to Wingrave?

Yes, Wingrave is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is Wingrave in the area you cover?

We do. Every survey there gets the same written report with photographs.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or send us an email and tell us the address and what you want to find out. We’ll confirm the price and find a day that suits.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.

Does a flat roof survey replace a RICS survey?

No. It is a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

Signs you need a flat roof survey in Wingrave

Buyers frequently book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photographs.

People usually book a survey when they’ve noticed one of these:

  • Edge trims that have lifted or split
  • Outlets choked with leaves and silt
  • Leaks around rooflights
  • Ponding water that doesn’t drain away

If you look after a building such as Wingrave Church of England Combined School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Before booking any roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Their insurance cover
  • Whether you get a written report with photos
  • When you’ll get the report

What’s in a roof survey

Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

What affects the price in Wingrave

To price your survey, we look at:

  • The height of the building and how the roof can safely be seen
  • Basic, Standard or Premium
  • How big the roof is
  • House, block, shop or office

Prices quoted always include VAT, and the report isn’t charged as an extra. Flat roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

What to tell us when you get in touch

When you call or email, these details help:

  • How the loft is reached, if there is one
  • The reason for the survey, such as buying, a leak or storm damage
  • What kind of property and roof it is
  • Photos of the roof, taken safely from ground level or a window

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or drop us an email.

Useful tips for Wingrave property owners

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:

  • Check new fixings through the roof are properly sealed
  • Note the date and type of any roof work
  • Check the outlets after the leaves fall
  • Never stand on rooflights or fragile sheeting

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Flat roofs in Wingrave

Historic houses such as Ascott House, about 2.6 miles north-east, show how far back building in the area around Wingrave goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Take an older house close to Church of St Peter and St Paul: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. For landlords with property near Cheddington station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
