Flat roof surveys for homes and businesses in Woburn
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. Typical surveys look at a sagging deck under the covering and raised blisters across the surface, on single-ply membranes, mastic asphalt and GRP fibreglass.
Flat roofs on exposed homes in small places like Woburn take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.
The report records the flat roof as we found it on the day. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

What happens if roof problems are left?
On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the business. Older cottages and farmhouses around Woburn can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

What this survey cannot tell you
Some things can’t be seen without opening up the roof, and that sets some limits:
- Structural calculations, which need a structural engineer
- What’s under the membrane without opening it up
- Whether old sheeting or boards contain asbestos

Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Your questions about flat roof surveys in Woburn
Is Woburn in the area you cover?
Yes. We cover the whole of London and South East England, and Woburn is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.
Will you come out to Woburn?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.
What do I do with the report?
The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Can you give me structural calculations?
No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
Do you give a life expectancy for the roof?
We don’t give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.
Flat roof surveys in Woburn: local notes
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. The wider area around Woburn has a long history of building, with Woburn Abbey about 1.1 miles south-east. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
The streets around a church like Old Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking. Take a building like Woburn Lower School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Landlords with a home close to Aspley Guise station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

The survey, step by step
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as Woburn, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Before the survey
- For a flat or shared roof, check access with the freeholder or managing agent
- Show us where any leaks or stains appear
- If you’re buying, let the agent know when we’re coming
Arrange a survey
When you’re ready to go ahead, phone 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Before and after the survey
You don’t need to be a roofer to help. What helps most:
- Check that new brackets or units haven’t damaged the covering
- Note where water lies after a downpour
- Watch the ceilings below the flat roof for stains
- Have the roof looked at again after a severe storm
If you are buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.
Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.
