Little Brickhill Flat Roof Survey
Surveys of flat roofs on homes, extensions and commercial buildings in Little Brickhill. We have completed more than 5,000 surveys across London and the South East.
- Damaged trims at the roof edge
- Blocked or damaged outlets
- Ponding water that does not drain away
For landlords and managing agents
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Flat roof survey in Little Brickhill
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. We survey upstands and outlets, single-ply membranes and felt flat roofs, and common reasons people get in touch are failed seals around rooflight kerbs and signs of deflection in the roof deck.
Some older homes in villages like Little Brickhill are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How we price flat roof surveys
Prices always include VAT. What changes the price is:
- The package you choose: Basic, Standard or Premium
- The type of building, from a house to a block or an office
- Extra roofs, like extensions, dormers or garages
- The use of thermal imaging or a drone
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Helping us price your survey
If you can, have these to hand when you contact us:
- How the loft is reached, if there is one
- Photos of the roof, taken safely from ground level or a window
- What’s prompted the survey
- Dates you are working to, like exchange
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
Common questions in Little Brickhill
Is Little Brickhill within the area you cover?
Yes. Little Brickhill is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.
Do you carry out roof surveys in Little Brickhill?
Yes, Little Brickhill is one of the places we work. Every survey there gets the same written report with photographs.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
Does the weather affect the survey?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.
How many years has my flat roof got left?
There’s no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.
Should I worry about standing water on my flat roof?
Standing water a day or two after rain typically needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.
Can you test old roof sheets for asbestos?
We do not carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

What else we do in Little Brickhill
The survey, step by step
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older rural homes like those around Little Brickhill can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there’s access.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
How to prepare
- Dig out any old roof reports or invoices
- Keep pets in another room
- Have any questions written down, so nothing gets missed

Flat roof surveys in Little Brickhill: local notes
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Bletchley Park, about 3 miles west, is one of the historic houses in the wider area around Little Brickhill. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
For site and facilities teams at buildings like Sir Herbert Leon Academy, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. For an older house near a landmark like Church of St Mary Magdalen, flat-roofed rear additions and dormers added over the years are worth checking. If you own a rental within reach of Bow Brickhill station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What this survey can’t tell you
In fairness, there are limits to any roof survey:
- An exact number of years the roof has left
- What’s under the membrane without opening it up
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey before booking. What a survey covers and does not.
What this survey covers
- Upstands and outlets
- Mastic asphalt
- Single-ply membranes
- EPDM rubber
- Felt flat roofs
- GRP fibreglass
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
What happens if roof problems are left?
Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. Older cottages and farmhouses around Little Brickhill can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
