How a flat roof survey works in Yopps Green
Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. Typical surveys look at blisters and bubbles in the covering and outlets choked with leaves and silt, across EPDM rubber, mastic asphalt and single-ply membranes.
In a small place like Yopps Green, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

What happens on the day
Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, most surveys take between one and two hours for a small flat roof at home, and longer for a large commercial one. Around Yopps Green, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We view the roof from ground level, from windows and from the roof where it’s safe to do so.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- Where there’s safe access, we look at the ceilings and spaces below for signs of water.
- You get a written report with photos and our recommendations.
Preparing for the visit

Your questions about flat roof surveys in Yopps Green
Do you carry out roof surveys in Yopps Green?
Yes, Yopps Green is one of the places we work. The survey and report are the same in Yopps Green as anywhere else.
Is my home in Yopps Green listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How many surveys have you done?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.
What happens next?
The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Do you take photos of the roof?
Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
Will the survey show why my flat roof is leaking?
We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.
What a flat roof survey looks like in Yopps Green
About 1.1 miles east lies Old Soar Manor, a reminder of how long the area around Yopps Green has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
If you look after a building like Plaxtol Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Borough Green & Wrotham station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Yopps Green is about 5 miles north of Tonbridge, in Kent. Yopps Green gets the same service as everywhere else we work: a careful look at whatever is safely visible, photographs and a clear written report. Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the visit with that in mind.
Letting agents can arrange access with tenants. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Common roof problems in Yopps Green
Water that does not drain sits on the roof and speeds up wear. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.
These are some of the problems a survey can pick up:
- Pools of water lying on the roof
- Blocked or damaged outlets
- Failed seals around rooflight kerbs
- Edge trims that have lifted or split
If yours is one of the older homes in the streets near Plaxtol Church, the joins between later flat roofs and the old walls are where problems typically start.
Choosing a roof surveyor
- Are they insured for the work?
- How much experience they have with roofs like yours
- What the report includes, and whether it has photographs
- What happens after the report arrives
Before and after the survey
These tips come from what we see on roofs every week:
- Check ceilings under the roof for damp patches
- Keep people off the roof unless they need to be there
- Ask whoever fits equipment on the roof to make good the covering
- Never stand on rooflights or fragile sheeting
Landlords, owners and managing agents can keep the report as a dated record of the roof. It’s useful when planning upkeep and setting budgets, and it gives a baseline to compare against next time.
After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

Roof by roof
Mastic asphalt
With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.
Single-ply membranes
On single-ply roofs, the welds between sheets are the key detail. We check seams, corners and the joints around outlets and upstands.
