Local roofs in Albourne Green

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If you own a rental within reach of Hassocks station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings such as Albourne CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark like The Parish Church of St Bartholomew, old fixings, lead flashings and tall chimneys are typical of older roofs.

Gutter surveys for homes and businesses in Albourne Green

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey parapet and box gutters, valley gutters and downpipes, and common reasons people get in touch are leaking or loose downpipes and brackets that have dropped or snapped.

Somewhere as small as Albourne Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Make sure downpipe clips are holding
  • Look for green streaks or damp patches on walls
  • Check from ground level or a window, not a ladder
  • Get trees that overhang the gutters trimmed

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.

What affects the cost of gutter surveys

Prices always include VAT. The things that change the price are:

  • Features like valleys, chimneys, dormers and parapets
  • The roof’s overall size
  • Whether thermal imaging or a drone is needed
  • Whether it’s a home or a commercial building

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

To price your survey accurately, we’ll ask about:

  • Dates you’re working to, like exchange
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work

A quick phone call is typically the easiest start: ring 07833 053749 or drop us an email. The price is agreed before a date is set.

Your questions about gutter surveys in Albourne Green

Will you come out to Albourne Green?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

I let a flat near Hassocks station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The size of the property and the access affect the price. For a price, phone 07833 053749 or use the contact form.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or use the contact form and let us know the address and what you’d like to know. We will confirm the price and find a day that suits.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Rented homes, blocks and businesses

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or send us an email.

Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.

What happens if roof problems are left?

A blocked valley or parapet gutter doesn’t spill harmlessly. It can back up into the loft space and the rooms below, often in the heaviest rain. Having them checked before autumn and winter makes sense. For an older or listed building in a place like Albourne Green, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near Albourne Green can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Keep pets out of the way during the survey
  • Jot down any questions you want answered

Book a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or use the contact form.
