Gutter survey in Arundel

Some gutters are easy to see from the street, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them, from the ground, from windows, from the loft space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. We survey downpipes, valley gutters and outlets and hoppers, and the problems we’re asked to look at most are leaking or loose downpipes and brackets that have dropped or snapped.

Around Arundel, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What a survey costs

All our prices include VAT. The things that change the price are:

  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone
  • Roof area
  • Chimneys, valleys, parapets and other details

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

What to let us know when you get in touch

We’ll normally ask about:

  • Photos of the roof, taken safely from the ground or a window
  • Any marks or damp showing indoors
  • The style of property, from a terrace to a block
  • The reason for the survey, such as buying, a leak or storm damage

Every survey is priced before it’s booked, so you know the cost up front. Gutter survey starts from £150, including VAT. For a price for your roof, ring 07833 053749 or use the contact form.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. You’re welcome to ask questions while we’re there. Some parts of a survey depend on the weather, so a visit to Arundel is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Preparing for the visit

  • For flats, make sure roof access has been agreed
  • Jot down any questions you want answered

Advice

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

Useful tips for Arundel property owners

Nothing here needs a ladder. Our suggestions:

  • Do not leave hidden gutters out of a clear-out
  • Have gutters cleared at least once a year
  • Look for green streaks or damp patches on walls
  • Look for new stains on ceilings below valleys after rain

If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so check they’re included in any clearing work.

Do you need a gutter survey in Arundel?

Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead is also a target for theft.

Problems we come across often include:

  • Leaves and moss blocking gutters
  • Overflowing valley or parapet gutters
  • Gutters that have fallen out of line
  • Blocked outlets and hoppers

If your house is among the older ones in the streets near Trinity Congregational Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Choosing a roof surveyor

  • Their report turnaround times
  • What they won’t be able to tell you
  • Whether you get a written report with photos
  • Their drone registration, if they fly one

What to expect from a roof survey

Roofs, chimneys and gutters in Arundel

The coast is about 4 miles or less from Arundel, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

With Ecclesden Manor about 4.3 miles south-east, the area around Arundel has a long history. Older homes in the area may have roofs that need matching materials when work is done. Trees in and around Arundel Park shed leaves that can end up in nearby gutters.

Arundel is about 3 miles north-west of Littlehampton, in West Sussex. We survey roofs in Arundel and the rest of West Sussex, as part of our work across London and the South East. Across West Sussex, we cover Arundel. For surveys nearby, see our Brighton page.

Gutter surveys in BN18 work the same way as everywhere else we cover. That includes homes and businesses on London Road, High Street and Arundel Relief Road and the roads around them. We also cover Crossbush (1 mile south-east), Tortington (1 mile south-west), Warningcamp (2 miles east), Lyminster (2 miles south) and Ford (2 miles south-west). Larger places within reach include Worthing (7 miles east), Bognor Regis (7 miles south-west), Chichester (10 miles west), Selsey (13 miles south-west), Littlehampton (3 miles south-east) and Shoreham-by-Sea (13 miles east).

What happens if roof problems are left?

Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from ground level, but valleys, parapets and box gutters are hard to see. Our survey covers what can be seen safely and records it with photos. With lower homes, common in places like Arundel, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

Every price we give includes VAT. Gutter survey starts from £150, including VAT. You’ll know the price for the job before booking.

FAQs for Arundel

Do you survey roofs for landlords with property near Arundel station?

Yes, rented property is part of what we cover. Just call 07833 053749 or send us an email and let us know about the building.

Does a conservation area affect roof work in Arundel?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

What’s the price of a gutter survey?

Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. For a price, call 07833 053749 or send us an email.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will the survey check for asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

Do you look in the loft space?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
