About our gutter survey in Aston Rowant
Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. Typical surveys look at gutters full of debris and silt and water backing up from a hidden gutter, on parapet and box gutters, valley gutters and fascias and soffits.
In a village or hamlet like Aston Rowant, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible.

How much is a gutter survey?

I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.
Can a gutter survey explain damp on my walls?
The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so the report covers what can be seen.
Leave it or get it looked at?
Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. A gutter survey helps rule the rainwater system in or out. Older cottages and farmhouses around Aston Rowant can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We will tell you which package suits the questions you have.

Different roofs, different checks
Fascias and soffits
Some older soffits may contain asbestos. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.
Plastic (uPVC) gutters
Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.
What a gutter survey looks like in Aston Rowant
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. About 2 miles west lies Adwell House, a reminder of how long the area around Aston Rowant has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If yours is one of the older homes in the streets near Church of St Peter and St Paul, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Aston Rowant Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

What happens on the day
It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Aston Rowant, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Preparing for the visit
- Have keys ready for side gates, garages or roof access doors
- If it is not your property yet, arrange access through the agent
- Show us where any leaks or stains appear
Booking a survey
If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or email us.
Advice
DIY checks: what’s safe
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
Tips from our surveys
Nothing here needs a ladder. A few suggestions:
- Ask for valleys and parapet gutters to be cleared too
- Watch ceilings under valley gutters for fresh marks
- Book gutter clearing once a year, more often near trees
- Check that downpipes are firmly fixed to the wall
If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before damage builds up.
