Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Look for new stains on ceilings below valleys after rain
  • Note any damp stains below the gutters
  • Look out for overflows when it pours
  • Check downpipe clips are holding

If we think the problem lies underground, we will say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you can’t check them from the street, so make sure they’re included in any clearing work.

Gutter survey in Postcombe

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from what can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so. The next step is suggested too. We survey parapet and box gutters, outlets and hoppers and fascias and soffits, and people most frequently book us about leaking or loose downpipes and overflowing valley or parapet gutters.

In a small place like Postcombe, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Questions from Postcombe

Do you cover Postcombe?

Yes. We survey roofs across London and the South East, and Postcombe is part of that. Just call 07833 053749 or use the contact form and tell us about the property, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Postcombe?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

How long will you be on site?

It typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. You’ll know roughly how long when we arrange the visit.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Will the survey check for asbestos?

No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report.

What a gutter survey looks like in Postcombe

About 0.8 miles west lies Adwell House, a reminder of how long the area around Postcombe has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take an older house close to Church of St Mary: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Postcombe is about 4 miles south of Thame, in Oxfordshire. Houses, flats, blocks and commercial buildings in Postcombe can all book gutter surveys. Postcombe is one of the towns and villages in Oxfordshire where we work for gutter surveys. You can also see our page for Oxford.

Gutter surveys in OX9 work the same way as everywhere else we cover. If you need a gutter survey at a property on London Road, Salt Lane and Beech Farm Close or a nearby road, we can survey it. What we do, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours at most homes, and longer for a large or complex roof. Rural addresses near Postcombe can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Why it’s worth a survey now in Postcombe

A blocked valley or parapet gutter does not spill harmlessly. It can back up into the roof space and the rooms below usually during the worst downpours. It’s worth having these gutters looked at before the wetter months. In a place like Postcombe, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Prices for gutter surveys in Postcombe

To price your survey, we check:

  • The package you choose: Basic, Standard or Premium
  • Height and safe access
  • Whether it is a home or a commercial building
  • The size of the roof

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

What we need to know

We will typically ask about:

  • The reason for the survey, such as buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors
  • Access details, such as a loft hatch or a shared roof
  • Any photos you have, taken from ground level or a window

When you are ready to go ahead, phone 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

How the survey changes by roof type

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. We check what’s visible and note what is not.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.
