What this survey can’t tell you

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • Underground drains, which need a CCTV drain survey
  • Gutters out of sight from each safe vantage point
  • Damage hidden inside walls or behind boards

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey before booking. What a survey covers and does not.

Gutter survey in Balmerlawn: what you get

Gutters are typically fixed to fascia boards, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, but we flag anything that could contain it. If you’ve noticed gutters packed with leaves or moss and water backing up from a hidden gutter, we can find out what’s behind it.

Some older homes in villages like Balmerlawn are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Watch for green marks down the brickwork
  • Keep climbers away from the eaves
  • Get the gutters cleaned out every year
  • Check for spilling water in a downpour

The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Common questions in Balmerlawn

Do you survey roofs for landlords with property near Brockenhurst station?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Is my home in Balmerlawn listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you survey underground drains?

No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

What does the report include?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Will you look at parapet and box gutters as well?

Yes, as far as they can safely be seen. We look from vantage points, the loft space and the roof itself where safe and a drone where applicable.

Gutter surveys around Balmerlawn

The coast is about 5 miles or less from Balmerlawn, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For an older house near a landmark like Church of St Nicholas, old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Brockenhurst station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building such as Brockenhurst Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Balmerlawn needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Before we arrive

  • Let us know about parking near the property
  • Keep pets inside or away from the areas we are looking at
  • Leave a clear route to the loft

Advice

What we look for on each type of roof

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Commercial roofs and larger buildings
  • The shape of the roof and its details
  • The height of the building and how the roof can be seen safely
  • If the survey needs thermal imaging or a drone

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Helping us price your survey

These details help when you get in touch:

  • The property’s address and postcode
  • What kind of property and roof it is
  • Where any leaks, stains or damp patches show inside
  • Anything about access we should know

Unsure which package suits your roof? It is easiest to call 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will explain the options and the price.
