Your questions about gutter surveys in Emery Down

Does a conservation area affect roof work in Emery Down?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Emery Down?

Yes. Emery Down is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Will you photograph what you find?

Yes. Photos are taken throughout the survey, and they go into the written report.

Can you tell me if my old gutters contain asbestos?

No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Gutter survey in Emery Down

We survey gutters and rainwater systems in Emery Down and right across London and the South East. We inspect everything we can see safely from the ground, windows, the loft space and the roof where it’s safe. Time on site normally takes between one and two hours at a typical home, and longer for a large or complex roof. Afterwards, you get a written report with photos and recommendations. We’re often asked to look into hoppers and outlets full of debris and overflowing eaves gutters, across valley gutters, outlets and hoppers and downpipes.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Useful tips for Emery Down property owners

Small things make a difference. Our tips:

  • Note any damp stains below the gutters
  • Check for spilling water in a downpour
  • Get trees that overhang the gutters trimmed
  • Book gutter clearing once a year, more often near trees

Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Different roofs, different checks

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can safely be seen. Missing lead is something we check for too.

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Do you need a gutter survey in Emery Down?

Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before it causes more harm.

Look out for signs like these:

  • Gutters overflowing in heavy rain
  • Downpipes that are split or coming away
  • Sagging gutters and loose brackets
  • Valley or box gutters that overflow inside

For an older house near a landmark such as Christ Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What to check before booking

  • Which parts of the roof they’ll actually see
  • Will the report include photos?
  • What they won’t be able to tell you
  • Do they have a CAA Flyer ID and Operator ID for drone work?

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking and it will help the survey.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Gutter surveys in Emery Down: local notes

A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you own a rental within reach of Ashurst New Forest station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like St Michael and All Angels CofE Infant School will know that large buildings have long gutter runs and big roofs that need checking like any other.

What this survey can’t tell you

It is useful to know what a survey won’t do before you book:

  • Blockages deep inside downpipes
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Rot or damp concealed behind fascias or inside walls

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What our survey covers.

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take roughly 1–2 hours for most houses, and more on a big or complicated roof. Older rural homes like those around Emery Down can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. The findings are written up with photographs and recommendations.
