Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Gutter survey in Bicknor: what you get

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’ve noticed leaves and moss blocking gutters and gutters that have fallen out of line, we can find out what’s behind it, whatever the roof.

Somewhere as small as Bicknor, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

What we look for on each type of roof

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. We record each one we can see.

Questions from Bicknor

Can a landlord with a rental near Hollingbourne station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Does a conservation area affect roof work in Bicknor?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so we report on what’s visible.

How much time does the visit need?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Rented homes, blocks and businesses

We survey roofs for letting agents and landlords as well as homeowners. A written report with photographs gives you a clear record of the gutter, useful for planning maintenance.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Bicknor homes and their roofs

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses like Leeds Castle, about 3.7 miles south-west, show how far back building in the area around Bicknor goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Hollingbourne station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark such as Church of St James, old fixings, lead flashings and tall chimneys are typical of older roofs.

Useful tips for Bicknor property owners

These tips come from what we see on roofs every week:

  • Check for spilling water in a downpour
  • Check the loft with care after heavy rain
  • Watch for green marks down the brickwork
  • Look for downpipes coming loose

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

Why it is worth a survey now in Bicknor

Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without it, you are relying on what can be seen from the pavement. Older and listed buildings around Bicknor may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

Why us?

  • Prices that include VAT
  • Two decades and more of roof surveys
  • Thermal imaging and drone inspection where they help
  • Drone flown under a CAA Flyer ID and Operator ID

The survey, step by step

Every roof is different, but as a rough guide the survey takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. For a village or hamlet like Bicknor, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

How to prepare

  • Move anything stored under the loft hatch
  • Note where any stains or damp appear
  • Check pets are kept safely away
