Gutter surveys for homes and businesses in Hucking

We carry out gutter surveys in Hucking as part of our cover across London and the South East. We inspect everything we can see safely, from the ground, from windows and from the roof space. Time on site normally takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. The written report follows, with photos and recommendations. Common reasons to book are gutters that have fallen out of line and gutters packed with leaves or moss, across valley gutters, fascias and soffits and outlets and hoppers.

In a village or hamlet like Hucking, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Hucking homes and their roofs

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Leeds Castle, about 3.2 miles south, is one of the historic houses in the wider area around Hucking. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

If you live in an older home near Church of St Margaret, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Trees in and around Stockbury Hill Wood shed leaves that can end up in nearby gutters.

When to book a survey in Hucking

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

Things that often lead to a survey include:

  • Leaves and moss blocking gutters
  • Overflowing valley or parapet gutters
  • Soffits marked by water
  • Overflowing eaves gutters

For landlords with property near Hollingbourne station, the gap between tenancies is a good time to have the roof looked at.

  • How long the report takes to arrive
  • Whether the price includes VAT
  • Will they check the loft as well as the outside?

What a roof survey includes

What affects the cost of gutter surveys

To price your survey, we check:

  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium
  • Height and safe access
  • The roof’s overall size

For a price for your roof in Hucking, call 07833 053749 or send us an email with the address and some details. The price is agreed before a date is set.

What to tell us when you contact us

Here’s what helps us most when you get in touch:

  • The property’s address and postcode
  • Your timetable, such as an exchange date
  • How the loft is reached, if there is one
  • Why you want a survey: buying, a leak, a storm or new work

To arrange a survey, call 07833 053749 or send us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.

Rented homes, blocks and businesses

Landlords, agents and building managers in Hucking and across Kent can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or use the contact form.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Hucking: your questions answered

Will you come out to Hucking?

Yes, Hucking is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in Hucking?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

How long does a gutter survey take?

It usually takes about one to two hours at a typical home, with bigger or more complicated roofs taking longer. You will know roughly how long when we arrange the visit.

Can a gutter survey explain damp on my walls?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

How fast do I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

The survey, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. Most visits take between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. For a village or hamlet like Hucking, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Getting ready for the survey

  • For flats, check roof access has been agreed
  • Make a note of anything you’d like us to look at
  • Point out any leaks or damp patches

Advice

Leave it or get it looked at?

A blocked valley or parapet gutter does not spill harmlessly. It can back up into the loft space and the rooms below, often in the heaviest rain. It’s worth having these gutters looked at before the wetter months. Where a roof is exposed, as many are in small places like Hucking, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
