Gutter surveys near Bramshaw

What happens if roof problems are left?

Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers what can safely be seen and records it with photos. For an older or listed building in a place like Bramshaw, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

About our gutter survey in Bramshaw

Gutters have to slope gently towards the outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We’re often asked to look into soffits marked by water and overflowing valley or parapet gutters, across valley gutters, outlets and hoppers and fascias and soffits.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report records the gutter as we found it on the day. It’s useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. You are welcome to ask questions while we are there. In a small place like Bramshaw, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Move anything stored under the loft hatch
  • Buyers: confirm access with the estate agent or seller
  • Note where any stains or damp appear

Gutter surveys in Bramshaw: local notes

A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first. Landford Manor, about 2.3 miles north, is one of the historic houses in the wider area around Bramshaw. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you live in an older home near Church of St Peter, its chimney, valleys and lead work are likely to be the parts that need attention first.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Questions from Bramshaw

Will you come out to Bramshaw?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

How do I find out if my home in Bramshaw is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Will you go up on the roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

Can the survey be at a weekend?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, call 07833 053749 or send us an email.

Do you check valley and parapet gutters?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and we’ll note that in the report.

Different roofs, different checks

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We check joints, brackets and the line of each run.

Honest limits

Before booking, it is worth knowing what a survey won’t do:

  • What’s hidden inside a downpipe
  • Gutters out of sight from every safe vantage point
  • Confirming asbestos in older rainwater goods

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. The full list of what we check.
